Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,820 service calls we have performed 14,572 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/14/23: The gfi outlet on the lanai is tripped & will not reset. Bug zapper is off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai.7/14/23: The black ant situation along the slider is no different, I found no live ants.
7/14/23: Fridge is not cold but is running. The water main valve was partially on when I arrived and off when I departed.
7/14/23: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. A small amount of weeds are growing in the cracks on the lanai.
7/14/23: Checked all damp rid buckets. Monitoring the previous faint water stain on the living room ceiling closely.
7/14/23: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the studs, reported previously. The garbage disposal switch is taped in one position so I did not test it. The humidistat is taped to the ON position. The refrigerator doors are still open and the unit is off.
7/14/23: Quite a bit of work being done inside. The disposal is frozen.
7/14/23: It was warm inside the residence & the ac thermostat was not holding set temperature when i arrived. The ac condenser was not running due to a tripped breaker. I reset the breaker restoring power to the condenser but the condenser appears to not be working correctly at this time as warm air is blowing out of vents. I turned the ac system off for now to keep it from continuously running again. Will contact the client & advise them of the situation. Found a few night lights plugged in & unplugged them to eliminate them from parasitic draw. Watered the plant on the lanai using the right side slider only.
7/14/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
7/14/23: I brought in several pieces of mail one looked important see below. The humidity upstairs is a bit high so I turned the thermostat back to 75°. The lawn needs to be mowed by next Friday. Code enforcement met me at the front door to explain they need it moved by next Friday. Photo of there paperwork that was on the door and of the lawn below.
7/14/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water heater is on vacation setting. Put the key back in the lockbox when leaving.
7/14/23: Removed a Signature sign dated 7/13 from the front yard. Driveway columns have not changed in appearance since the last service call. Water stains on mid guest bedroom ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Photo of the pool below.
7/14/23: I poured vinegar down the HVAC condensation evac tube and then chased it with water. Poured a few ounces of bleach in each toilet.
7/14/23: Left all toilet seats down as sewer lines are being cleaned. Checked light timer in living room. Faint water stain around the master bathroom shower light has not changed in appearance. Will continue to monitor closely. All storm shutter panels are on. The front door closed & locked correctly when leaving. New roof has not been installed yet.
7/14/23: Two delivery notices I. The mailbox, photos below. I ran water into the pool while I was here.
7/14/23: There appears to be a broken irrigation sprinkler head along the back of the house on the right side of the lanai causing it to wash out onto the lanai see photos below. Brought in nine pieces of mail see photos below. Will be bringing all important mail to the post office for forwarding per the client. The culligan man arrived to service the water treatment equipment while I was inside the residence. One of the trees in the backyard is leaning. It appears to be missing the bamboo support pole. There is a hairline crack in the stucco approximately 12” long below both the windows on the left side of the house. Some of the gutter downspouts around the residence may need some splash guards soon as the ground is starting to erode when it rains. Irrigation system is on. Fence outlet flags in yard. Left the water main on when leaving.
7/14/23: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags. All storm shutters are closed.
7/14/23: Both dehumidifiers ran while I was here. The humidity is much better this service call. Replaced the Damp-Rod bag in the master bedroom closet.
7/14/23: The pool water level was extremely low when i arrived. I let the hose run in it during the entire service call & had to set the water timer for 120mins when leaving to bring the water level back up. Brought in seven pieces of mail with some sales flyers see photos below. Will be bringing all important mail to the post off for forwarding with the envelopes provided. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the live plants in the dining room with the instructions provided. Small lamp in living room is on. Master bedroom storm shutters are closed & clear panels are up over the dining room windows.
7/13/23: Pool house temperature is 83.4 and humidity is 45.5%. In Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. Photos of weeds growing in the stones around the house below. The sand bags have began to break down, reported previously. The utility room sink is leaking at the trap.
7/13/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube then chased with water. I moved the humidistat from 55 to 50 to help mitigate the higher humidity this service call.
7/13/23: The outer room readings are 58.5% humidity and 86.1° temp. I see no reason to make any changes today. These are acceptable numbers. Smoke detector chirping in the master bedroom indicates the battery is weak.
7/13/23: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I found quite a few small dead ants again along the barrier wall leading to the kitchen cabinets from the slider, photo below. I did not see any live ants.
7/13/23: The car’s battery maintainer reads 100.
7/13/23: Drive by. Went inside the residence & confirmed that the water heater, oven, ice maker & water main were off.
