Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,820 service calls we have performed 14,572 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/23: The inside of the residence does not appear to have changed in appearance since the last service call. The fallen section of insulation foam board in the attic has not been repaired yet. There is corrosion on one of the pipes above the water heater. It can wait until the client returns to repair. The breaker panel is old & needs to be replaced. Client will address when they return. Front porch screens are damaged & waiting to be replaced.7/20/23: The damaged screens on the front porch have been replaced since the last service call see photo below. Damaged window screens still need replaced. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Large damp rid buckets will need to be replaced soon. Water was off in #603.
7/20/23: Front porch damaged screens have been removed & the damaged screen cage has been repaired since the last service call. Waiting on new screens to be installed. All ceiling fans are on. Storm shutters on lanai are closed.
7/20/23: All conditions were back to normal throughout the residence during today’s service call. Mini fridge in kitchen is off & door open.
7/20/23: A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Storm shutters are partially open for ventilation.
7/19/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/19/23: Both chargers for vehicles in the garage had power and lights. The smoke detector in the hall leading to the guest bedrooms is chirping. It needs the battery replaced.
7/19/23: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The lawn is browning a bit, as previously reported. I set the thermostat to 78. The pool water level was less than 1/3 skimmer port so I turned the water meter on to 120 minutes so the pool could be filled to closer to the middle of the skimmer port.
7/19/23: The pool cage is gone as you know. The browning in the yard seems to be a little bit better as we’ve had a few rain showers lately.
7/19/23: The water main is on. Some browning in the yard, photos below. Sunflowers out back burned out. The thermostat fan was positioned to on rather than auto it should always be on auto or humidity builds from inside the system. I turned the water heater off at the circuit breaker.
7/19/23: Some browning of the yard reported previously. Photo of the lake below. The lawn was being mowed when I arrived.
7/19/23: I didn’t run the master bathroom tub as it appeared it may still be getting installed. The pool was so low. There was only half the water in the site glass of the pool pump and it was sucking air. I shut the pool pump off and began running water into the pool. I believe the prudent thing is to do just leave the pool pump off and shut the water main to the Home off and try to figure out what’s happening with the pool level. Gopher turtle has dug under your pool cage are bordering Laucik’s, photo below.
7/19/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 3 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. The water main was on upon arrival and off upon departure.
7/19/23: I watered all the plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. There was no Chewy box anywhere around the outside of the home.
7/19/23: Photos of the current lawn situation below.
7/19/23: The browning of the yard is about the same. I dried out the sink after running the water because of the rust spots I mentioned in the last service report. Weeds in landscaping as previously reported. The spa water level was very low so I ran water in it during the service call again. The level is now back to mid skimmer port as I leave.
7/19/23: Poured vinegar down the HVAC condensation evac tube then chased with some water. Sprayed weeds on lanai/pool cage area. I found a termite treatment notice stuck in the front door, see photo below.
7/19/23: Drive by. Opened up the residence for clients return & brought in a Walmart package that was laying by the front door when i arrived see photo below. Turned on the water heater, range, ice maker, put patio furniture out on lanai & left the water main on when leaving.
7/19/23: Brought in four pieces of mail with a stack of sales flyers see photos below. Photo of the certified document requested below. Turned the pool pump on. Client advised that the roof & lawn are being addressed. Visual check of the boat photo below.
7/18/23: Drive by. Brought in seven pieces of mail see photos below.
7/18/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
7/18/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
7/18/23: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries removing the low battery alert from the display see photos below. There is a large section of drywall removed from the living room ceiling waiting to be repaired. Water damage in master bedroom closet waiting to be repaired. Mini fridge on lanai is off & door open.
7/18/23: A animal is digging large holes in all the landscape beds. There is some browning throughout the lawn. The irrigation timer is currently off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked. Visual check of the boat photo below.
7/18/23: Brought in one piece of mail see photo below. Mini fridge in living room was on & cold. Unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. Dock is waiting to be repaired. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
