Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/27/23: Construction has not started on the roof of the building yet. All ceiling fans are on. Upstairs bathroom bathtub is full of miscellaneous items. The upstairs bathroom sink is tagged for a slowly leaking trap where it connects to the bottom of the sink when water is running through it. The sink can wait to be repaired. Storm shutters on lanai are closed.
7/27/23: There are more dirty ants, and mainly now around the windows in both bedrooms. I still have yet to see a live ant. I did notice that there are many many many ants outside around your unit and until those are treated and taking care of you not gonna be able to take care of anything inside. I have a few photos below.
7/27/23: The inside of the residence appears to have been cleaned since the last service call. All storm shutters are closed but partially cracked open for ventilation. Construction has not started on the roof of the building yet. Portable dehumidifier upstairs read 49. Plants on front porch appear to be healthy.
7/27/23: The right side kitchen sink is leaking at the bottom nut, reported previously. Sink is tagged with yellow note about this leak. Your bed frame is coming apart, reported previously.
7/27/23: I move the thermostat to 82 based upon the humidity readings today. Since it’s so close to August, I replace the HVAC filter today.
7/27/23: The carpeting where the damp rid bag leaked is still oily. Since it’s close to August 1, I replace the HVAC filter.
7/27/23: New roof construction progress photos below. There was a large package on a pallet by the front door when i arrived see photo below. I removed the package from the pallet & brought it inside. Made sure the water heater, range & ice maker were off. The master bedroom lights were on. I turned them off before leaving. The section of drywall on the guest bedroom ceiling has been replaced since the last service call & is waiting to be finished photo below. Portable dehumidifier in kitchen read 59. Wine cooler in dining room read 54/46. The upstairs tv room & several stairs are missing carpet. Storm shutters on lanai are closed.
7/27/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler, still appears to be working, no water dripping onto the top of the water heater. Saw a half dozen gecko droppings but did not see/find a gecko. The coils on the HVAC air handler appear to be frosting up which is I think a preliminary issue before it freezes up, photo below.

7/27/23: Master bathroom sink leaks at the bottom of the ball where the threads meet from the P-trap. I have tagged both the Fossett and underneath where the leak is coming from. There’s a tree down below there so it looks like maybe this leaked before?
7/27/23: New roof construction progress photos below. Did not see any evidence of water intrusions throughout the residence at this time. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Faint water stain on master bedroom ceiling has not changed in appearance. Turned the water on & off by the softener in the garage.
7/27/23: Poured 2oz of bleach in each toilet.
7/27/23: A great deal of mail forwarding it using the pre postage envelopes. I found several dead ants on the corner of the dryer, photo below. I could not see any live ones. Pool company arrived about half way through my service call.
7/27/23: New roof construction progress photos below. There were a few ghost ants on the wall & floor by the entrance to the utility hallway. Front door storm shutter key is in the lock. Water was on in 2004.
7/27/23: New roof construction progress photos below. The humidity level has been consistently below 60% inside the residence. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
7/27/23: The guest bathroom with the shower cannot run the shower as there is cellophane over the drain. In this same bedroom there is a sand pile along the window area (it appears to be about the same, photo below). More than likely ant activity under the carpet. Did not see any ants alive or dead. The half bath sink stopper is broken and won’t come out so I can’t run that sink. I found ant activity under the big window in the master bedroom behind the white piece of furniture, photo below. I found dead ants put none that are alive.
7/27/23: Broken window in front guest bedroom is waiting to be replaced. Ceiling fan is on. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/27/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. The water heater is off at the switch next tot the tank.
7/27/23: Checked all damp rid buckets. Storm shutters on lanai are closed.
7/27/23: There is work being done above your condo. It sounds as if it’s right above your living room, tapping hammering, pounding, but I don’t see any damage inside your unit.
7/27/23: Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. There appears to be some damaged roof shingles on the front & back of the house. Left the water main on when leaving for the pool water auto filler.
7/27/23: The rock buffer parallel with the seawall has weeds & grass starting to build up see photos below. There is also several areas missing rocks that may need to be filled in see photos below. Large crack in one of the concrete slabs in the sidewalk leading down to the boat dock photo below. Made sure both water heaters, oven & ice maker were off. All ac systems were recently serviced on 6/6/23.
7/27/23: The dehumidifier read 47. I poured vinegar down the HVAC condensate tube I then chased it with water.
7/27/23: The inside of the residence has not changed in appearance since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The kitchen, dining room, living room, master bedroom & guest bathroom have all been gutted for remediation. Currently unable to run water inside the residence per management. Lanai ceiling fan is damaged. Exterior wall & garage overhead door damaged. Mailbox key has been given to management.
7/27/23: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all small damp rid buckets. Turned off both water main handles when leaving. Section of roof on left side of building is still tarped & waiting to be repaired.
