Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,683 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/14/23: The pool pump filter canisters has been replaced since the last service call see photos below. The plastic water supply line for the fish pond was on & leaking again when I arrived. I turned the hose spigot back off. The hose spigot needs a new splitter for the hoses as the valve for the fish pond water supply line will not shut off & water is running back through the line when the other hose gets turned on for the pool. The ac air handler drips water onto the garage floor. The fish pond looks clean & the water is at a good level photo below. Left the water main on when leaving.
8/14/23: Put the keys back inside the lockbox when leaving. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
8/14/23: Checked all damp rids. Lanai screen door is locked.
8/14/23: There has been some construction on the roof of the building since the last service call see photos below.
8/14/23: The gutter downspout on the front right corner of the house is starting to wash out the ground at the end of it while raining. Checked all light timers. Lanai screen door is locked. Put the key back in the green bin when leaving.
8/14/23: The alarm system was deactivated & several lights were on from the adjuster when I arrived. I turned off all the lights & activated the alarm system when leaving. All of the landscaping looked good & I did not see any weeds. Monitoring all previous water stains on the ceilings closely. Gfi outlet in guest bathroom is temporarily tripped. All water supply valve’s throughout the residence are corroded. Damaged soffits are still temporarily covered & waiting to be repaired. Rope is across driveway.
8/14/23: The water heater has corroded plumbing on top that leaks when water is running through the tank. The valve to the tank is currently shut off. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
8/14/23: Brought in one piece of mail see photo below. The guest bathroom toilet was running when I entered the residence. I found that the fill valve has started to work incorrectly & was trying to overfill the tank. I was able to get it to temporarily work but it does appear to need a new fill valve at some point. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance.
8/14/23: Photos of the garage side entry door below. The door was closed & locked when I arrived. I did not find anything unusual throughout the residence. Brown spot in lawn on left side of house is being addressed. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door. Cracks in the stucco on the left side of the house. Irrigation system is in the run position. Both lanai screen doors are locked. All storm shutters are currently off.
8/14/23: Put the no rust concentrate & bleach in the tank on the left side of the house per the instructions & filled it to the top with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy.
8/14/23: Removed a lawn care extraordinaire pest sign dated 8/3 from the front yard. Mesh storm shutter on lanai is open.
8/14/23: Portable dehumidifier read 60%. Left the water main on when leaving.
8/14/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/14/23: Both valves for the pool auto filler were on. Left the water main on when leaving.
8/14/23: The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
8/14/23: Brought in two pool service slips dated 7/31 & 8/17. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both toilet water supply valves are currently turned off due to one of the toilets leaking. I turned them on & off to flush them for now. The pipe above the garage overhead door was dry. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
8/14/23: Lawn has browning throughout due to current irrigation issues that clients are aware of. Client advised that the situation is being addressed by the HOA. Storm shutter on lanai is closed. Turned the water on & off using the shut off valve in the garage only.
8/14/23: The large damp rid bucket in the vehicle is full. A replacement damp rid bucket will be needed. The lawn has some browning throughout. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
8/14/23: Brought in eight pieces of mail & two packages that were laying by the front door when i arrived see photos below. Will be bringing all important mail to the post office for forwarding. There were also several packages laying inside the front door photos below. Watered all the live plants inside the residence. The last of the vinegar provided for the ac condensate drain line has been used. A new condensate drain line cleaner product called Nuline is recommended. All storm shutters are currently off.
8/14/23: The pool company arrived to service the pool while I was at the residence. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A couple sections of soffits are pushed up on the back of the house next to the pool cage. Checked shed in backyard. Empty lot is being maintained.
8/14/23: Brought in one piece of mail see photo below. Ran the storm shutters on the lanai up & down for preventative maintenance. The new gutter downspouts may need some splash guards soon as the ground is starting to wash out underneath them from rain water see photo below. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Storm shutters on lanai are closed. The power pole in the backyard is leaning.
8/14/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to move closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
8/14/23: New windows & screen have been installed in the Florida room see photos below. Locked the screen door & put the key back inside when leaving.
8/14/23: Removed a tradewinds pest sign dated 8/2 from the front yard. The humidity level has been consistently below 60% inside the residence. I raised the humidistat to 50% for now to save energy. Will continue to monitor closely & adjust accordingly. Weeds & grass are building up in all the landscaping & driveway. The plants were all currently wet from recent rain. No battery maintainer/charger connected to golf cart. Did not run any water inside the residence per the clients.
8/14/23: Mud dauber nests on garage rear entryway ceiling. Cracks in stucco on both side of the house.
