Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,676 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/23/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. Checked small damp rid buckets in storage closet.
8/22/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
8/22/23: Soffits & facia on building are still waiting to be repaired. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run any water inside the residence per the client.
8/22/23: The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tiles to be installed. Ran the storm shower down & up for preventative maintenance. The humidity level was slightly too high inside the residence at 78. I lowered the thermostat back down to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are open. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
8/22/23: New roof construction has not changed in appearance since the last service call. The roofs appear to be waiting on the new roof tile to be installed. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed.

There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier read 38. Watered the plant in the kitchen & rotated it.
8/22/23: The humidity level was still over the acceptable level of 60% inside the garage. I lowered the thermostat to 75 for now to mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is starting to look a little better since turning the irrigation system back on. Irrigation system is on. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is off & doors open.
8/22/23: Brought in two pieces of mail with some sales flyers see photo below. Ran water through the kitchen pot filler. Wine cooler read 56.1. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
8/22/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 70.0% & 85.2. Made sure to leave the water main on for the pool auto filler when leaving.
8/22/23: There are some large brown spots in several areas throughout the lawn. All storm shutters are currently open. Visual check of the boat photo below.
8/22/23: The pool pump filter canister lid was leaking again. The pavers are starting to sink at the end of the walkway going down to the boat photo below. Client remotely ran the irrigation system which was determined not to be the cause of the washout. I covered the hole with some scrap pieces of plywood from the garage & some roof tiles to hold it down for now to prevent someone from falling in photo below. Replaced the old ac air filter with a new filter provided in the garage & wrote the date of installation on it. The old animal droppings were still on the lanai floor. Checked all light timers. Checked all damp rid buckets. Watered the two plants inside by the front door. There are a few brown spots in the lawn. Visual check of the boat photo below. Ran the cleats up & down on the slide moor tracks for preventative maintenance to keep them free of barnacles. Made sure to engage them in the locked position above the water when finished. Visual check of the boat motor by the garbage cans photo below. Left the water main on when leaving.
8/22/23: Clients advised they were recently at the residence. Inside of residence is currently under renovation from water damage. Pool pump was running & did not appear to be leaking. Was unable to run water throughout the residence as the plumbing is waiting to be repaired. Client advised that new plumbing is waiting to be installed. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
8/22/23: Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/22/23: The lawn is looking green except for a few brown spots on the left side of the house which may be from a broken sprinkler head. There is a broken sprinkler head on the left side of the house behind the first citrus tree most likely caused from being ran over by a large lawn mower recently see photos below. Client advised the broken sprinkler head is being addressed. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Positive battery terminal in car has excessive corrosion on it. Visual check of the boat photo below. All storm shutters are closed.
8/22/23: The mirror in the dining room was laying on the floor when I arrived which appears to be from a broken metal wire hanger on the back of the mirror see photos below. Will contact the client & advise them of the situation. Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence. Lowering the temperature in between service calls is recommended. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Living room lamp was on. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
8/22/23: The ac air filter is dirty & may need to be replaced soon size 20x20x1 photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash bin. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
8/21/23: Drive by. Cleaned up a large pile of palm fronds etc from the driveway & yard. Photos of both palm trees & the live oak below. The roof appeared to be ok. Cleaned a couple of small palm boots off the roof.
8/21/23: Drive by. Rebooted the internet modem & the security panel to try & regain connection to the internet. The security system panel did not appear to regain connection after rebooting. Also put the other fully charged battery back inside the security camera on the lanai. Client advised that the security system was back online shortly after leaving the residence. Made sure to activate the alarm system & everything was locked up when leaving.
8/18/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/18/23: Renovation progress photos below. Did not flush the master bathroom toilet per the instructions from the client. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
8/18/23: Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
8/18/23: The inside of the residence has not changed in appearance since the last service call. New drywall is waiting to be finished throughout the residence. Watered the plant in the kitchen.
