Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,897 service calls we have performed 29,640 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/13/23: Brought in a package that was laying by the front door & wet from rain when I arrived see photo below. Photo of the pool below. Weeds are starting to build up in the pool pavers photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Smoke detectors are missing from both guest bedroom ceilings. Temporary fence has been put around the pool. Irrigation system is on. All storm shutters are closed. The rusted water main handle is broken & needs to be replaced. I was able to turn the water on & off using some pliers for now.10/13/23: Weeds are starting to build up in the pool pavers again & the pool pavers may need to be pressure washed soon. Watered the plants on the kitchen counter. All storm shutter panels are on.
10/12/23: New roof construction progress photos below. Some of the sheet metal appears to have been removed recently. A large section of drywall has been removed from the living room ceiling, temporarily covered in plastic & waiting to be repaired. A large commercial dehumidifier is running in the upstairs north attic which has been gutted from water damage. All floors have been temporarily covered for protection. All ac air filters are dirty & will need to be replaced soon. Mini fridge in hallway closet was on & cold. Wine cooler in dining room read 53/43. All ceiling fans are on. Storm shutter on lanai is closed.
10/12/23: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line was clogged & disconnected it to blow it out. I also poured some bleach down the line to help clear it out. I emptied the bucket & replaced it restoring power to the dehumidifier. New roof construction does not appear to have changed in appearance since the last service call. Did not see any live ants during today’s service call. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
10/12/23: New roof progress has not changed in appearance since the last service call. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water stain on bottom corner of dining room window & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
10/12/23: New roof construction progress photo below. The sheet metal appears to have been removed since the last service call. One of the shutters over the dining room windows will not go down. Portable dehumidifier in kitchen read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed except for one of the shutters in the dining room that will not go down.

A large section of drywall has been removed from the living & dining room ceiling, temporarily covered with plastic & waiting to be repaired. Portable dehumidifier in kitchen read 50. Checked all damp rid bags. All storm shutters are closed.
10/12/23: New roof construction has not changed in appearance since the last service call. The security system keypad has been replaced & deactivated since the last service call. Made sure the water heater, range & ice maker were off. One of the living room & master bedroom sliding glass doors were unlocked. Closed the storm shutter over the front door when leaving. All storm shutters are closed.
10/12/23: Raised the downstairs ac thermostat back up to the original setting of 76 since there are currently no roof leaks visible in the residence. New roof construction has not changed in appearances since the last service call. There are some holes in the concrete on the right side of the building above the walkway. Large sections of drywall have been cut out of the living room, master bedroom ceiling, temporarily covered with plastic & are waiting to be repaired. Watered the plants. Mini fridge in dining room is off & door open. Small sections of wall below upstairs & downstairs guest bedroom windows waiting to be painted. Portable dehumidifier upstairs read 50. All storm shutters are closed. Turned the water on & off by the softener in the garage.
10/12/23: Photos below of the new metal slats installed over the garage windows recently. Ran the storm shutters up & down for preventative maintenance. There is a hole in the concrete on the front left side of the building. New roof construction has not changed in appearance since the last service call. Did not see any evidence of water intrusions inside the residence at this time. Front door storm shutter is closed & key is in the lock. Water was on in 2004.
10/12/23: New metal slats have been installed over all the garage windows since the last service call see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The wine cooler in the dining room was on & reading 41/50. Drywall repair underneath dining room windows is waiting to be painted. All storm shutters are closed.
10/12/23: The fence is gone on the one side of your yard, reported previously. Several dead flies in various parts of the house, reported previously. It doesn’t seem to have gotten worse. Nothing in the mail appears important. A small bowl is on the front wall leading to your home, reported previously. Weeds are growing in the gutters. It appears they need to be cleaned, photo below. Nothing has been done in the backyard as far as mowing or weed whacking for a long time photos below. I move the thermostat setting on the air conditioner upstairs back to 77° from 75° based upon the humidity. Some pest activity on the ledge of the tub upstairs. Some granules are on the edge could be ants, or even possibly termites can’t tell, photo below. The GFI in the kitchen to the right side of the sink was tripped.
10/12/23: The inside of the residence does not appear to have changed in appearance since the last service call. There is corrosion on one of the pipes above the water heater. Client will address when they return. The breaker panel is old & needs to be replaced. Client will address when they return.
10/12/23: Poured 2oz of bleach in each toilet.
10/12/23: Screen damage to 3 panels on the lanai, reported previously . Browning of the yard persists, reported previously. I brought mail in then sat it on the kitchen counter.

10/12/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. Ceiling issues reported previously. I left the water main valve on and also trine the water heater on as requested.
10/12/23: The smoke detector in the guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. New roof construction has not changed in appearance since the last service call. All plantation shutters are closed. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
10/12/23: The thermostat is set to 74° and reads 74°. However, both of my hygrometers and my infrared gun read 77.7° or higher. I know that the three of my tools are fairly accurate so I’m not sure about the thermostat however it really doesn’t matter as long as humidity is under what we think it should be which is 60% and when you use it you’re comfortable. I have some thermostats that I’m 5 to 8° higher. It really doesn’t make a difference truly it’s comfort and humidity that we’re concerned about.
10/12/23: New roof construction has not changed in appearance since the last service call. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
