Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,670 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/2/23: Some browning of the front lawn, reported previously. I sprayed one wasp nests one out front on the front left corner of the house.
10/2/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. The key hole needed some WD40 to lubricate it so it worked better.
10/2/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. I can see about 5 shingles that have blown off, reported previously. I swept up ants in the master bath and under the living room windows.
10/2/23: I watered 1 plant on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker. Could it be the spot bleeding through the paint?
10/2/23: Some mail but just sales fliers. Browning front plant, photo below. Both HVAC filters should be changed as they have mold growing on the top of each, photos below. I could not easily find replacement filters.
10/2/23: I watered 3 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Several palm fronds in the yard. Brought in pool slip dated 9/27/23. Browning of the yard still has not recovered, reported previously.
9/29/23: The fence is gone on the one side of your yard, reported previously. Several dead flies in various parts of the house, reported previously. It doesn’t seem to have gotten worse. Nothing in the mail appears important. I started the car and it idled during the service call. A small bowl is on the front wall leading to your home, photo below.
9/29/23: Poured 2oz of bleach in each toilet.
9/29/23: Forwarding mail with the pre postage envelope, this was the last one. I started the car and it idled during the service call. Screen damage to 3 panels on the lanai, photos below. Browning of the yard persists, pool hoot below.
9/29/23: The ants in the bathroom have returned a bit, mainly along the window sill and along the base of the sinks, I cleaned them up. I did not gonad any live pests. The pool pump torn apart and the timer box was open. I closed the box as there is no need to expose it to the weather, photos below. Moved both thermostats to 77 based on the humidity readings today.
9/29/23: Kitchen pantry door still waiting to be installed. Made sure all interior doors were open for air circulation. Flushed the master bathroom toilet by turning the supply valve on & off. The water supply valve to the ice maker under the kitchen sink is off. Put the key back in the lock box & put the lock back on the water main when leaving.
9/29/23: I poured 4 ounces of vinegar down the HVAC condensate tube. I put the air handler door back on securely. There appears to be some ceiling issues that I can’t quite explain. First of all in the living room, there is some paint that seems to be sagging pretty much in the center have been watching it into me. It appears it’s gotten a little bit worse, photos below. There are also some shadows That appear to be old stains that are starting to come through in that area as well, photo flow. They are not wet looking as they don’t have a brown edge, so I think it’s just a bleedthrough stain. However, in the master bedroom, and the guest bedroom closet there are stains on the ceiling that look as if they’re wet, photos below. especially in the master bedroom as that stain is on the far outside corner and there’s paint that has bubbled on the wall. I’m not sure the photos will show that, but that makes me curious as to what may have happened. There is absolutely no dampness, wetness or water sitting anywhere just apparent ceiling damage.
9/29/23: The walls & ceilings have been textured & ceilings painted since the last service call see photos below. Was unable to run any water as the entire residence is being renovated and most of the plumbing fixtures have been disconnected. Made sure both water mains were off.
9/29/23: Both lamps in the living room are on. Checked all damp rids. Some screens & panels torn on lanai.
9/29/23: Painters were inside the residence when I arrived see photos below. Watered the plant in the kitchen.
9/29/23: The ac air filter is dirty & needs to be replaced. The inside of the residence has not changed in appearance since the last service call.
9/29/23: The water damaged ceilings were being repaired when I arrived see photos below. Water heater valve is temporarily turned off for now to keep the rusty colored water from running through the plumbing. Client advised they will address the water situation when they return. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/29/23: The dehumidifier read 46. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
9/29/23: There was a painter inside the residence when I arrived see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/29/23: One of the lanai screens has a small tear in it.
9/29/23: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Put the car keys back inside the storage room & made sure the doors were locked.
9/29/23: All ceiling fans are off.
9/29/23: The humidity level was slightly over the acceptable level of 60% in the master bedroom area when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level in for now in that part of the residence. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom & master bedroom closet ceiling have not changed in appearance since the last service call. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/29/23: New windows have been installed in the office, guest bedroom, living room & dining room since the last service call see photos below. New roof construction progress photos below. There is some corrosion on one of the pipes above the water heater. Mini fridge on lanai was on & cold. Screen door damaged on front balcony.
9/29/23: New windows have been installed in the front room since the last service call see photos below. New roof construction progress photos below. All of the furniture is still covered with plastic. Wine cooler & both mini fridge’s were all on & cold. Storm shutters on lanai are closed. Monitoring the previous water leak in the master bathroom closely.
