Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,897 service calls we have performed 29,640 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/31/23: I brought the garbage can into the garage. The water heater circuit breaker was on and I shut it off as there is no need to heat water that will not be used while it’s vacant. The carpets are still damp. The thermostat is set to 75° which I would normally suggest we have it set to 78° but probably not a bad idea to keep it a little lower until the carpets dry completely.10/31/23: New roof construction progress photo below. There was a service slip from amplified termite & pest dated 10/18 on the kitchen counter when I arrived photo below. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.

There are sections of drywall removed from the walls in the master bedroom, guest bedroom & dining room waiting to be replaced. Screens are torn or missing from some of the windows. Portable dehumidifier in kitchen read 52. Watered the plant in the kitchen & rotated it.
10/31/23: Picked up Susan & Barley from the Venice airport using the Lafave’s suv & brought them back to the Lafave’s residence. 11:00am-2:30pm
10/31/23: Removed the battery maintainer, put the battery cover back and started the car.
10/31/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
10/31/23: I poured a few ounces of bleach in each toilet.
10/31/23: I poured vinegar down the HVAC condensate tube then chased with water.
10/31/23: Browning in the yard persists, reported previously. I activated the alarm upon departure. Armadillo hole in back corner of home looks like it may be now inactive. I watered the plant in the kitchen.
10/31/23: I started the car and let it idle during the service call. Guest bathtub drain covered with cellophane. Your water is beginning to smell a bit like rotten eggs, which is normally caused by the annoyed bar or rod in your water heater, needing to be replaced. You can either have it replaced or when you come back run the hot water side of the system until the smell dissipates.
10/31/23: I watered all the plants on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
10/31/23: Some mail none appeared important.
10/31/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Pool is in about the same shape still, NEW photos below. Your AC system did not run while I was there even though I turned it down 5 degrees. It will need to be serviced.
10/31/23: The smoke detector in the hall is chirping, indicating a low battery. The kitchen sink trap is leaking slightly again.
10/31/23: A boat has been placed on the boat lift since the last service call see photo below. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
10/31/23: Your realtor was at the home preparing for a photographer to take photos. I provided service and was gone before the photographer showed up.
10/31/23: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The last of the vinegar provided for the ac condensate drain line has been used & more bottles of toilet bowl cleaner are needed throughout the residence. A new ac condensate drain line cleaner product called Nuline is recommended.
10/31/23: I watered all 7 plants on the lanai and the 2 out front based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The front weeds are in need of attention, photo below. Weeds growing in the cracks of the lanai pavers, previously reported. The main long front pool cage screen has separated from the bottom channel, reported previously. The water is beginning to smell like rotten eggs, reported previously.
10/31/23: Brought in three pieces of mail see photos below. The pool pump filter canister lid was leaking again when I arrived. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
10/31/23: Brought in five pieces of mail & a document envelope that was placed in the garage see photos below. Was able to run the cleats on the slidemoor tracks today but the ropes attached to the cleats are brittle & starting to dry rot from the sun. The hole at the end of the walkway in the backyard is temporarily covered. Checked all light timers. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Visual check of the boat motor by the garbage cans photo below. Visual check of the truck in the driveway. Left the water main on when leaving.
10/31/23: Brought in nine pieces of mail with a large stack of sales flyers see photo below. I put all important mail in the mailbox for forwarding when leaving. The battery on the alarm system key fob was dead when I arrived & I had to manually enter the passcode. I was unable to find any batteries for the key fob inside the residence & will be replacing the battery before the next service call. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided in the garage & wrote the date of installation on it photo below.
10/31/23: Additional service call photos.
10/31/23: Almost all of the holes cut in the drywall for the new plumbing have been filled with new drywall & finished/ textured since the last service call except for a hole in the garage see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
10/31/23: There are some weeds starting to grow in the pool pavers. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/31/23: I found a small wash out in the lawn on the front left side of the house along the property line which appears to be a broken irrigation line see photos below. The lawn has some brown spots on the left side of the house which appear to be getting better. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
