Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,670 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!

10/17/23: Turned the water heater & both refrigerators back on for clients return. Left the water main on when leaving. The lawn has browning in the backyard. Irrigation system is off. Monitoring all previous water stains & damage on the ceilings closely. Mini fridge in lanai storage room is on.
10/17/23: I watered the 2 plants next to the water main valve outside they are still yellow some.
10/17/23: Did not find any packages when I arrived. No moisture on air handler. There is some corrosion on the water valve above the water heater. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 52.3% & 77.1. Made sure to leave the water main on for the pool auto filler when leaving.
10/17/23: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second.
10/17/23: Sprayed a couple of large active hornets nests along the soffits on the right & back side of the house. The pool pump filter canister lid was leaking again when I arrived. Ran water through the kitchen pot filler. Wine cooler read 54.6. Mini fridge on lanai was on & cold. Monitoring the water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & panels are on.
10/17/23: The toilet bowl brush handle snapped when I began to brush the master bathroom toilet, reported previously. I’m completely puzzled as today the smoke detector is chirping again indicating the batteries are low and if you recall. I changed them and reset the smoke detector. I don’t have my 13 foot ladder with me today so I can’t check it out. The batteries are new and were purchased in July and they are Duracell Coppertop’s the only kind I buy.
10/17/23: There are excessive leaves on the bottom of the pool. Monitoring all previous water stains on the ceilings closely. Pool pump timer is set to run between 8am-12pm. Some of the storm shutters around the residence have not been installed or closed. New pool cage is waiting to be installed. Visual check of the boat photo below. Left the water main on when leaving for the pool water auto filler.
10/17/23: Removed a Problem solved pest sign dated 10/10 from the front yard. Was able to run the cleats on the slidemoor tracks today but the ropes attached to the cleats are brittle & starting to dry rot from the sun. The hole at the end of the walkway in the backyard is temporarily covered. Checked all light timers. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Visual check of the boat motor by the garbage cans photo below. Visual check of the truck in the driveway. Left the water main on when leaving.
10/17/23: Removed a Truly nolen sign dated 10/16 from the front yard. The alarm keypad was blank & the batteries were dead when I arrived. I replaced the batteries with four new AA batteries provided in the garage restoring power to the keypad. Made sure the water heater, range & ice maker were off.
10/17/23: There was some utility work being performed in the front yard when I arrived see photo below. Brought in two pieces of mail see photo below. The inside of the residence has not changed in appearance since the last service call. Checked all damp rids. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are brown spots in several areas throughout the lawn. Did not turn the water main on. Put the key back in the lockbox when leaving.
10/17/23: Inspected the irrigation timer & found that it is scheduled to run on Tuesdays & Fridays starting at 6am only. Was unable to find any other source of running water. There are some weeds starting to grow in the pool pavers. Made sure the refrigerator was in vacation mode. Mini fridge on lanai is off & door open. Monitoring all previous water stains on the ceilings closely. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
10/17/23: Removed an Arrow pest sign dated 10/13 from the front yard. The lawn has some brown spots on the left side of the house which appear to be getting better. The pool water level was at the optimal level of half the top skimmer port. The damaged roof tiles on the right side of the house have not been repaired yet. Visual check of the boat photo below. All storm shutters are closed.
10/17/23: Brought in two pieces of mail see photo below. There was a dried up puddle of soda covered in ants on the kitchen floor underneath the island when I arrived see photo below. I had to remove everything from the cupboard & clean up all the dried soda photos below. I also put out some Terro liquid ant bait to kill all of the ants after cleaning everything up. Client will address broken mirror in dining room when they return. The lawn has a large brown spot in the front yard on the left side of the driveway. The wood doorframe is rotted on both sides along the bottom of the garage rear entry door. The alarm keypad has several alerts on the display. The master bathroom left sink is tagged for leaking from the trap when water is running. Client will repair when they return. Monitoring the previous water stain on the kitchen ceiling closely. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. Left the water main on for the pool water auto filler when leaving.
10/17/23: Brought in three pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
10/16/23: A section of the child safety gate around the pool was not latched again, I latched it. When I arrived, the thermostat screen was blank and I could not get it to come up. I then went out to the garage to check for rodent activity and also move the ladder over to the HVAC air handler where I found the limit switch had water in it. I then pulled out my shop vac went outside and I vacuumed out your AC drain line. The photo of the red bucket below is what came out of your system. It was very slimy. After which the AC system did come on and was cooling. I stayed much longer than normal to ensure the system was cooling. Photos of all of these items below in order. I charge an additional $20 for vacuuming the AC drain line because the time it takes to do when cleaning up the equipment but it saves $100-$150 AC service call. After filing the report in my truck I went back in and tested the air coming from the kitchen AC supply vent and it was right at just above 60°.
10/16/23: Drive by. Went to the Toyota dealership to pick up the vehicle but was unable to pick up the vehicle when I arrived.
10/16/23: I watered 4 plants on the lanai based on the moisture reading of my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. The front weeds are in need of attention, photo below. Weeds growing in the cracks of the lanai pavers, previously reported. The main long front pool cage screen has separated from the bottom channel, reported previously. The water is beginning to smell like rotten eggs which indicates the water heater anode rod is beginning to fail.
10/16/23: Right side MB sink drains very slowly. I vacuumed out the HVAC drain. The disposal is tagged at the switch not to run. Your wooden gate that was broken and reported previously is now repaired, photo below.
10/16/23: Home under renovation from flood damage. Pool level is about 2/3 skimmer port and auto water fill is working. Pool is in very poor shape still, NEW photos below.
10/16/23: Some browning of the front lawn, reported previously.
10/16/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. There is a what appears to be an armadillo, whole freshly dug just to the right of the front corner of tThere is an what appears to be an armadillo hole, freshly dog just to the right of the right front corner of the garage, photo below. I can see about 5 shingles that have blown off, reported previously. The guest bathroom faucet is loose. Sandy grit on the steps of the pool, photo below.
10/16/23: I watered 1 plant on the lanai based on my plant moisture meter readings. I started the car and let it idle during the service call. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint?
10/16/23: Some mail, 2 pieces appear important photo below. Browning front plant, reported previously. Both HVAC filters should be changed as they have mold growing on the top of each, reported previously. I left the water main on as requested. There appears to be a small water leak around the water heater vent through the roof, photos below. I cannot see any damage around the vent outside, photo below. It may need to be sealed outside around the sleeve. I would call Steve Batten, a handyman I use, (607) 354-6759.
10/16/23: I watered 2 plants on the lanai as indicated I should by the soil moisture meter. Circuit breaker 34 (kitchen GFI) will not reset, so it will remain off. Brought in pool slip dated 10/14/23. Browning of the yard still has not recovered, reported previously. Bushes have been trimmed.
10/16/23: Drive by. Placed a package of four glue traps along the master bathroom window & bathtub to try & catch all of the black ants entering the residence in that area see photo below. Also took photos of the broken faucet handle to have it repaired.
