Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,830 service calls we have performed 29,436 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/20/23: Pool house temperature is 69.7 and humidity is 48.1%. The sand bags at the door are shredded, just the sand remains, reported previously. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged. The yard debris has not been removed, previously reported. The garbage disposal is loud. One of your landscaping lights out front has been ran over, photo below. Until today I have never pulled on this side of the drive. I had to today because both of your neighbors vehicles were in your drive.12/20/23: I poured 4oz of ounces of vinegar down the HVAC condensate tube and chased with water. The unit is in very presentable condition for renters to arrive.
12/20/23: I poured vinegar down the HVAC condensate tube and then chased with water.
12/20/23: The refrigerator is making a loud humming noise and the freezer is not freezing however, it is cold, I called the customer. I cleaned out the freezer as requested and wiped up as much of the water and ice on the walls inside the freezer.
12/20/23: I did not find any dead ants in the guest bathroom sink this service call.
12/20/23: I found about a dozen ghost dance in the guest bathroom. Two on the vanity, two in the shower, Four, on the toilet, Three on the floor, and one out in the hall. I looked in the adjoining bedroom, could not see any on the floor. It seems they’re confined to just that one bathroom. However, you have such a busy floor pattern both in the hall and the bathroom. I’m sure I missed a few but I did kill the ones I saw.
12/20/23: Electrical panel has a note not to touch any breakers without first consulting the client. I inspected but did not touch the moisture deflector for the coils on the HVAC air handler.
12/20/23: Poured 2oz of bleach in each toilet.
12/20/23: Quite a bit of debris in the yard, probably from the storms that came through over the weekend. Photos below.
12/20/23: I poured 4 ounces of vinegar down the HVAC condensate tube.I ensured the door to the HVAC air handler was closed securely. The front door dead bolt was not locked but the knob lock was.
12/20/23: The electrical panel will not open the latch is painted shut.
12/20/23: The dehumidifier read 54%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water.
12/19/23: The pool draws from the bottom drain of the pool according to the homeowner. There were no live insects in the laundry room. There are two glue traps one on the window sill appears to have a few more bugs on it than last week, photo below. The one on the sink has none just like last week.
12/19/23: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
12/19/23: The water main valve was on upon arrival, off upon departure. The 20 amp two gang circuit breaker for both the garage, and AC was tripped, photo below. Also, it seemed not to be seated all the way it wasn’t flush with the other circuit breakers toward the center spine of the panel. At first I couldn’t get that to become flush so I called the customer however, I tried one more time and was able to get it to click in and flush in the panel. It did not trip again after resetting so we’ll have to monitor. Yes you do have a surge protector, below is a photo of the circuit breaker.
12/19/23: I poured vinegar down the HVAC condensate tube chased by water. None of the plants needed watering according to the plant moisture meter. One plant was on its side, probably from the storms that rolled through over the weekend, photo below.
12/19/23: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off. Photo of a visitor outback of your neighbor’s home below.
12/19/23: There is a crushed downspout at the end, reported previously. It is at the front left corner when standing on the sidewalk. Some plants in the landscaping have died, reported previously.
12/19/23: Drive by. Checked the residence throughly for water intrusions after the recent storm & did not find any at this time. Will continue to monitor closely.
12/19/23: Home under renovation from flood damage. It appears they are getting both bathrooms to be finished. Talked to Joe says once he has cabinets and flooring he will be ready to complete them. Some photos below.
12/19/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/19/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
12/19/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The master bathroom sink is tagged for a leaking trap when water is running. Client will address it when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
12/19/23: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears inactive. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a new water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. About 24 live ants working the corner jamb to the master closet and just inside the closet but not really going anywhere.
12/19/23: The water in the canal appears to have rose & receded approximately 10’ into the back yard during the recent storm see photo below. The seawall & dock appeared ok. Brought in two pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
