Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,807 service calls we have performed 29,436 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/28/23: New roof construction has not changed in appearance since the last service call. Checked the water pan in the ac return vent.12/28/23: Men working on the exterior of the building just off you lanai, photo below.
12/28/23: The humidity level was over the acceptable level of 60% inside the residence again on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both humidistats to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned the water valve on & off on the front guest bathroom toilet for now when flushing it. A new quarter turn water supply valve is recommended as the older valves start to leak when repeatedly turned on & off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/28/23: Visual check of the car, battery maintainer lights were on. The water main valve under the sink still leaks a bit when turning on or off the water. Lower back wall of master bedroom has not yet been repaired.
12/28/23: There was a USPS slip between the storm door and the front door, photos below.
12/28/23: The plastic gutter downspout extension connected to the gutter on the left side of the garage appears to be clogged or partially clogged causing the rain water to back up in the gutter & spill onto the wood pillar on the front porch damaging some of the wood see photos below. Brought in three pieces of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal clips holding the fence together on the gates are excessively rusted & are starting to break. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Ruts in backyard from dump truck. Gutter downspout damaged on front left corner of house. Left the water main on when leaving for the pool water auto filler.
12/28/23: There was mail in the mailbox, one looked important, photo below. I tried to start the car. It turned over several times but did not start. I then remembered you had said to pump it several time before starting but by that time the battery had ran down. Then placed a note on the steering wheel so as to remember next service call.
12/28/23: Sections of painting & breezeway ceiling repair on building still waiting to be finished. Replaced the ac air filter with a new air filter provided next to the air handler & wrote the date of installation on it. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the system sitting idle. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. Monitoring all previous water stains on the ceilings closely. Panels on lanai are closed. Turned off both water main handles when leaving.
12/27/23: The pool draws from the bottom drain of the pool according to the homeowner.
12/27/23: The watcher main to the home was partially open. I closed it fully upon departure. The car maintainer light was not lit. I found that the GFI under the electrical panel had been tripped. I reset it, and the light came on for the car battery maintainer. I removed all of the alkaline batteries from the remotes in the living room, the bedrooms the TV room/den. Water heater was on at the circuit breaker. I turned it off at the circuit breaker. There are two lights that are to remain on one in the guest bedroom and the other in the TV/den room.
12/27/23: The GFI on the wall where the gray cabinets are was tripped, I reset it. None of the locks on the door between the home and garage were locked upon my arrival but all 3 were locked upon my departure. The guest bathroom toilet had some mold growing inside the bowl at the water line. This happens when the toilet lid remains down and unopened for long periods of time.
12/27/23: I poured vinegar down the HVAC condensate tube chased by water. Only 3 plants needed watering according to the plant moisture meter. One under the enclosed lanai area, one out by the pool and the one inside the front screened area leading tot he front door.
12/27/23: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
12/27/23: The circuit breaker for the kitchen nook and lanai has continuously tripped in the past, so I am leaving it off. You are out of vinegar.
12/27/23: Home under renovation from flood damage. It appears they are getting both bathrooms to be finished.
12/27/23: I walked the house twice to ensure the water faucets were off to all showers, tubs, and toilets. The water supply to the toilet tanks are off at the valve.
12/27/23: The humidity level over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 & the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
12/27/23: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Storm damaged garage overhead door is waiting to be replaced.
12/27/23: I did not need to water the plants on the lanai based on my plant moisture meter readings. I tried to start the car but it would not start. Could be a combination of a low battery and it’s cold out this morning. The toilet in the bathroom that has a tub will not fill. The fill mechanism is broken. I am using a pan from the kitchen to fill the tank in order to flush the toilet. The front storm door doesn’t latch. The shower head in the bath with the shower is leaking at the wall, so it’s tagged not to run the shower. Also the toilet in that bathroom runs continuously and is tagged as such. I am using the pan mentioned above to fill the shower trap. The spot on the ceiling in the hall above the thermostat appears to have gotten larger to me but it does not look to be wet or darker, reported previously. Could it be the spot bleeding through the paint? There was several aluminum pans from the carport out back that must have been damaged during a recent storm we had, photos below. I moved the one large piece to under the back area next to the car.
12/27/23: Did not see anymore flies inside the garage after removing the open bag of bird seed. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Plants on lanai are currently wet from rain. Mesh storm shutters are closed. Irrigation system is on.
12/27/23: I watered 0 large plants on the lanai as indicated I should by the soil moisture meter. I did water the 7 smaller plants with 1/4 cup each. There was mail and a package in the mailbox, photo below. The toilet tank after the first two flushes did not refill. It just kept running. I lifted the actuator slowly and sat it back down, and it did begin to fill, but out of an abundance of caution. I turned both toilets off at the valve under the tank just to be sure.

Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving.
12/26/23: New roof construction & building facade progress photos below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right sink is tagged for a leaking trap when water is running only. Client advised they will repair it when they return. Mini fridge in dining room is off & doors open. Sections of drywall have been removed from the utility room & the bottom of the coat closet by the front door that are waiting to be replaced.
12/26/23: There was a small amount of water underneath the left side master bedroom window when I arrived see photos below. New roof construction & building facade progress photos below. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the residence has not changed in appearance since the last service call. Large sections of drywall have been removed from the foyer, den, hallway, laundry room, living room, dining room, master bedroom walls & are waiting to be replaced. Plantation shutters have been removed from the master bedroom windows. Storm shutters on lanai are up. The lanai & guest bedroom window screens have small holes in them & are waiting to be replaced.
12/26/23: There was small amounts of water collecting in the metal studs underneath the master bedroom windows when I arrived see photos below. Will contact the client & advise them of the situation. New roof construction appears to be complete. There are still sections of building facade waiting to be repaired. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Large sections of drywall have been removed from the wall’s in the master bedroom, dining room, guest bedroom & are waiting to be repaired.
