Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,781 service calls we have performed 13,289 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/1/24: New appliances have been installed since the last service call & the smoke detector in the living room was no longer chirping. Made sure the ice maker in the new refrigerator was off & it appeared to be working correctly. All ceiling fans are off.3/1/24: Was able to enter the residence today using a new key provided by the front office. New roof construction has not changed in appearance since the last service call. The humidity level has been under 60% inside the residence. I raised the thermostat to 69 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
3/1/24: There was a Fire & ice heating & air service slip dated 2/23 on the kitchen counter when I arrived photo below. The inside of the residence appears to have been cleaned since the last service call & all of the furniture has been placed back out on the lanai. Turned everything back on & disconnected everything from the car for clients return. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day after being raised. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. A chunk of concrete has been removed from one of the pillars on the lanai by an engineer. New roof construction has not changed in appearance since the last service call.
3/1/24: There has been some activity inside the residence since the last service call. There was some realtor information on the kitchen counter when I arrived see photos below. There are some perishable items inside the refrigerator. Watered the potted plants on the lanai & in the living room. The pool water level was extremely low. I ran the hose in it during the service call & set the timer for 120mins to bring the water level back up. Hairline step cracks in the stucco on the left & right sides of the house. The pipe connection on top of the pool pump still appears to be slowly leaking while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are open.
2/29/24: The inside of the residence appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I found the ac thermostat has been raised to 73 & the humidistat raised to 55% since the last service call. I lowered the thermostat back down to 71 & the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Was unable to access the garage storage room as it appears the locks have been rekeyed recently. Water stains underneath dining room windows & on master bedroom closet ceiling have not changed in appearance. Will continue to monitor closely. Chunk of concrete missing from bottom of pillar on lanai. All storm shutters on lanai are closed.
2/29/24: Made sure the water heater, range & ice maker were off. New roof construction has not changed in appearance since the last service call. Ac thermostat is set to auto & the cool setting is currently on. Storm shutters on lanai are closed.
2/29/24: New roof construction progress photo below. Tag on vehicle appears to be expired. The humidity level was below 60% inside the residence again when I arrived. I raised the thermostat to 71 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the refrigerator door seals is torn & tagged as such. Large tear in one of the front porch screens. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
2/29/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when I arrived as it appears all of the locks have been rekeyed since the last service call.

2/29/24: Garage parking space was empty today. The humidity level was below 60% inside the residence again. I raised the thermostat to 71 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
2/29/24: There was some work being performed on the roof of the building when I arrived see photo below. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 70 for now to save energy. Will continue to monitor closely & adjust accordingly. A section of screen on the front porch is starting to detach from the top. A section of the front porch tile floor is damaged. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance. Storm shutters are partially open for ventilation.
2/28/24: I poured vinegar down the HVAC condensate tube and chased it with water.
2/28/24: Home under renovation from flood damage. The garage door is open because they are working one so I cannot get humidity and temp readings in the garage. Photos of work completed below. Photos of pool below.
2/28/24: Water heater fitting damp and corroded at threads as reported previously. Gopher tortoise hole under the one corner of the pool cage is inactive again. The front armadillo hole behind the front window appears active or dug try to make a den, photo below. The side armadillo hole appears to be inactive. The right kitchen sink trap is leaking at the metal sink nut, previously reported. Visual check of the car, 4 tires appear a bit low the back passenger tire is flat. The pool cage still has better than 60% of the screening missing up top. Bushes around the pool need some trimming, reported previously. Some of the popcorn ceiling next to the vent by the refrigerator in the kitchen, reported previously. A dozen or two dead bugs in the guest bathroom, reported previously. Now there appears to be a water spot on the ceiling in the living room, previously reported. The weeds are started to cover the pool equipment, reported previously. Soffit staring to come out at the gable peak in the back, photo below. This can foster pests to breach and get into the soffit area and sometimes the attic. I’ve seen fruits, mice, raccoons and even bats use these types of openings I did NOT see any evidence of these but wanted to make you aware of the possibility.
2/27/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.

Will continue to monitor closely & adjust accordingly. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
2/27/24: Location marks have been placed in the front yard for utilities. Brought in five pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. Put all sales flyers in the trash can. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 72 for now to save energy. Will continue to monitor closely & adjust accordingly. Section of ceiling in garage fallen. Master bathroom bathtub faucet handle is tagged for being broken. Client can address when they return. Mini fridge in kitchen area was on & cold. Checked all light timers. Visual check of the dock. Lanai temporarily fenced in & waiting to be replaced. Monitoring the filled in hole by the seawall closely. All storm shutter panels are on.
2/27/24: Made sure the water heater, range & ice maker were off. Found the kitchen window unlocked & locked it. There are some perishable items inside the refrigerator. Mini split ac was off.
2/27/24: Construction has started on the underground utilities in the front yard. There is a section of soffits pushed up in the back left corner of the house. The gutters around the outside of the residence will all need to be repaired or replaced. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Garage side entry door temporarily boarded up. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane.
2/27/24: Brought in one piece of mail with some sales flyers see photo below. The old plastic water main handle is slowly weeping water. Hot tub is plugged in. Both storage shed doors are locked. All storm shutter panels are off. Wood fence in backyard is waiting to be repaired. Roll of wire is still behind shed.
2/27/24: Made sure all the breakers with a green sticker were off. Master bedroom window has been repaired since the last service call. One of the white plastic gutter downspout extension’s on the back of the house is missing & one of them is dry rotted & broken. Monitoring the old water stains above the garage overhead door closely.
2/26/24: Was able to configure the settings in the ac thermostat using the instruction video provided by the client. The humidity level was back under 60% inside the residence when I arrived. Will continue to monitor closely & adjust accordingly. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
2/26/24: Excessive weeds are starting to build up in all the landscape beds. The north lanai screen door is extremely hard to open & close since the last service call. Some of the pex plumbing connections in the water manabloc system in the garage have excessive corrosion starting to build up on them see photos below. Left everything on when leaving per the client. All storm shutters are open.
2/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the lanai screens has a large tear in it. The water stain on the front guest bedroom ceiling has not changed in appearance since the last service call. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
2/26/24: Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows see photos below. Brought in one piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all light timers. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. Storm damaged wood privacy fence on back porch is waiting to be repaired.
