Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,360 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/26: All ceiling fans are on. Lamp in living room is on.6/15/26: Brought in one piece of mail see photo below. Removed a lawn care extraordinaire pest sign from the front yard. The lawn has some slight browning in the front yard. Hot tub water was clean & control panel light was on. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/15/26: There is a small section of soffits damaged & hanging down on the middle of the right side of the house. The left side kitchen sink leaks from underneath where the drain connects to the bottom of the sink when water is being ran through it. Client is aware. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
6/15/26: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/15/26: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. Storm shutter on lanai is open. Will run the storm shutter on the lanai once per month & spray the tracks with lubricant for preventative maintenance. Deep freezer in utility room is off.
6/15/26: Checked all large damp rid buckets throughout the residence. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Client is addressing the animal digging holes in the landscaping beds. Used the water main handle on the left side of the garage.
6/15/26: Brought in one piece of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/15/26: Made sure the water heater, range and icemaker were off. The lawn has some browning throughout the entire yard. Ran the hose in the pool during the service call to help keep the water level up. Watered the potted plants inside, on the front porch & on the lanai. Furniture out on front porch and lanai. All storm shutters are off. Left the water main on when leaving.
6/15/26: The lawn has some excessive browning in the front yard & right side of the house. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/15/26: The pool company was servicing the pool when I arrived. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green forwarding slip in mailbox.
6/15/26: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air and mitigate the high humidity level. The AC system turned on and cold air started blowing out of the vents. Will continue to monitor closely and adjust it accordingly. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green forwarding slip in mailbox.
6/15/26: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/15/26: Did not run any water inside the residence as there was a recent boil water notice. Client will run water when they return. The lawn has some browning throughout the entire yard. Client is addressing. Did not run any water throughout the residence per the client as there is a current boil water notice in the area. Brought in eight pieces of mail with some sales flyers photo below. Will be forwarding the mail document requested using the prepaid envelope provided on the kitchen counter. Monitoring the new sod patch in the backyard. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 41. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
6/15/26: Excessive weeds are growing in all the lanai pavers. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
6/12/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Checked all damp rid bags throughout the residence. Living room ceiling fan is on. Storage room on breezeway is locked.
6/12/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
6/12/26: Mini fridge in kitchen is off and door propped open.
6/12/26: Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.

Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door. Client is aware. All ceiling fans are off.
6/12/26: The smoke detectors in the guest bedroom and living room are chirping and I’m unable to get them to stop. They appear to have reached their 10 year lifespan & may need to be replaced at this time. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
6/12/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
