Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,519 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/14/25: There is paint peeling on the ceiling next to the master bathroom shower which appears to be caused by moisture coming from the shower when being used. Client advised they will address the situation. The metal parking garage storage room door is excessively rusted & may need to be painted or replaced soon. All ceiling fans are off. Checked attic space upstairs. Section of storm damaged lanai floor is taped off & waiting to be repaired.
8/14/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. My keys provided will no longer work in the deadbolt on the front door. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was off in #603.
8/14/25: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors. Parking garage door is room door is locked.
8/14/25: The ac thermostat was not holding set temperature and the ac system was not working when I arrived. I did not find any tripped breakers and was unable to get the ac system to turn on. The ac system will need to be repaired at this time. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
8/14/25: Assembled the new pool water auto filler, connected it to the hose by the pool and made sure it was adjusted correctly. Reconnected two security cameras & tried to repair the latches & handles on the lanai screen doors but more extensive work will be needed to possibly install new hardware & screws as some of the screws holding the hardware into the aluminum are stripped out & the handles are broken on some.
8/13/25: Contractor access. Met with Nadine from Hughes Exterminators & let her into the residence for termite inspection. I stayed with Nadine until she was finished & she removed the bait station from the inside of the residence as she stated no termites were present. Nadine stated that the bait station was full of live ants though & recommended pest control treatment for the exterior of the residence as dead ants are starting to accumulate on the carpets & window sills of some of the rooms again. Nadine also inspected some of the centricon stations around the exterior of the residence before leaving. I made sure everything was closed & locked up when leaving. 8:30am-10:00am
8/13/25: Drive by. Brought the laptop to UPS on 7/26/25 for forwarding to the client.
8/12/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/12/25: Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked. Green slip is in mailbox.
8/12/25: The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.
8/12/25: Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Left all important mail at the residence for now. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client will address. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
8/12/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the settings have been changed on the ac thermostat and humidistat since the last service call & restored them to the original settings to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Removed the lockbox from the front door when leaving. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
8/12/25: Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is off.
8/12/25: Excessive weeds are growing in all the landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. The lanai needs to be pressure washed soon. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
8/12/25: All of the weeds have been removed since the last service call. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
8/12/25: Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
8/12/25: Both master bathroom sinks still leak from underneath when water is being ran through them. I have tagged them as such. All ceiling fans are off. Lanai screen door is unlocked. Mailbox lid is taped closed. Boat & trailer are being stored on vacant lot down the street.
8/12/25: The lawn has been mowed and all of the weeds have been sprayed since the last service call. The walls & bottom of the pool are starting to get dirty photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
8/12/25: Handyman Bob True was at the residence when I arrived. Brought in a service slip from Limon landscaping services see photo below. The lawn still has some slight browning throughout the entire yard but appears to be getting better. One of the travertine tiles by the pool & multiple tiles outside the lanai screen door appear to be sinking. There appears to be a broken irrigation line or something causing washout underneath the tiles. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
8/12/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with one of the water jugs provided. Put the keys back in the lockbox when leaving.
8/12/25: The pile of renovation debris has been removed from the front of the house. The guest bathroom toilet fill valve is tagged for not working. Client will address. Both bathrooms are waiting on mirrors to be installed. Blinds in Florida room appear to be broken. One of the old water shut off valves behind the utility sink in the garage is still slowly leaking onto the floor underneath the utility sink. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
8/12/25: A section of ceiling panel has fallen on the lanai. Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
8/12/25: All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
8/12/25: Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
