Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,661 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/9/24: I found the water main valve on upon arrival, off upon departure. The hose to fill the pool was in the door of the pool preventing it from closing. I removed and coiled up next to the spigot. I then ensured the door was closed and latched. There was a package at the front door that I brought inside. There was one piece of mail I thought you may have interest in, photos below. I removed a pest control sign from the front yard.5/9/24: The small section of missing louvers on the front of the building have not been replaced yet. Made sure the water heater, range & ice maker were off. Turned the electric fireplace breaker back on to restore power to the security camera in the living room. Alarm system is temporarily deactivated. Will replace the battery in the ring doorbell once per month. Drop cloths placed on carpets for protection. All ceiling fans are off. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
5/9/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. I found the humor a bit high in the pool house. The air temp coming out of the mini split was 78.2 degrees. The smoke detector in the dining room is beeping, indicating a low battery.
5/9/24: Found the garage storage room door unlocked & locked it. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
5/9/24: A lamp in the living room was on when I arrived. I turned it off before leaving. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
5/9/24: Construction has started on the pond drain line in the parking lot next to the building since the last service call see photo below. Brought in a package that was laying by the front door when i arrived see photo below. Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm. The vehicle will need to be professionally cleaned by a detailer. Jennifer can arrange a mobile detailer or we can drop the vehicle off somewhere.
5/9/24: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was off in #603.
5/9/24: Drive by. Went to the residence to perform an inspection but was unable to enter the residence when i arrived as it appears the locks have been rekeyed since the last service call. The residence may still be occupied as the water main was on as well when i arrived.
5/9/24: One of the unit numbers from over the front door was laying on the floor when i arrived see photos below. The electrical tape it was originally adhered to the wall with appears to have deteriorated. I left it on the front porch for now next to the front door for the maintenance personnel. All ceiling fans are off. A section of screen on the front porch is starting to detach from the top. Client will address. A section of the front porch tile floor is damaged. Client will address. Storm shutters are partially open for ventilation.
5/8/24: I found the door the garage ajar, see photo. I closed it. The water main valve was on. I watered the plant by the door in the dining area. I gave it two pitchers full of water. I poured 4 oz of vinegar down the HVAC condensate tube. There is a brick of sorts in the spa, see photo below. I connected the battery maintainer to the car.
5/8/24: The pool pump is set to pull water from the bottom center drain. The pool level is just below the skimmer port. Removed a pest control signed dated 5/3 from the front yard.

5/8/24: I poured 4oz of vinegar down the HVAC condensate tube. I found a slider door unlocked. The photo below depicts which slider it was but I want to emphasize the slider was NOT open it was simply not locked. The humidity is a bit high just over 60%. I like it to see it under 60%. The air coming out of the AC supply lines vents is 67 1/2° which I like to see closer to 62°. It is a very humid day so that could be some of this problem. I did turn the thermostat down one degree to 77°, we’ll keep an eye on this.
5/8/24: I connected the battery maintainer, after taking the battery cover off. As per requested I will start the car every other service call beginning next call. The one slider was not locked. I have a photo of it partially open to show you which one but it was NOT open at all just unlocked.
5/8/24: There is browning in the yard and dead bushes, photos below. I unplugged the front camera as requested. I let it set for several minutes and then plugged it back in the same socket.
5/8/24: I shut the water off at the tank to both toilets as we had previously discussed. The thermostat could be set a bit higher (77-78). The car is not connected to the battery maintainer. Some browning in the yard. Pool very low, so I set up the hose using the timer to run for 2 hours.

5/8/24: I watered all but 3 of the plants on the outer pool deck, I also watered 5 plants just inside the hurricane screen. I watered both plants out front, the flower plant was in distress so I watered it even more. All other plants showed they had sufficient moisture. I have noted the Nu-Line date for July as well as the filter.
5/8/24: I poured a few ounces of bleach in each toilet. I turned the entry light off as requested.
5/8/24: Ladder in the MB, reported previously.
5/7/24: Drive by. Client advised that the pool water level appeared low & the auto filler valve needed to be checked. I found the water softener tank completely full, overflowing through the side & the supply valve for the pool auto filler was turned off see photos below. Face timed the client while at the residence. The pool water level was 1/4 of the top skimmer port & started filling back up when I turned the valve back on. The water level in the tank started dropping when the pool started filling & quit leaking from the side. Will send a video of the leak to client via text. Collected the mail from the mailbox & will be bringing all important mail collected during the service calls to the post office for forwarding per the client. 5:00pm-6:00pm.
5/7/24: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in the first week of July. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
5/7/24: Brought in one piece of mail with some sales flyers see photo below. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
5/7/24: Home under renovation from flood damage. All sinks, showers and toilets are now under water pressure. There is a worker, Marc, putting in shelving within the MB closet today.
