Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,526 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/14/24: The lawn had excessive browning throughout the yard when I arrived see photos below. The irrigation system is in the run position. The ac system was off & the humidity level was excessively high inside the residence when I arrived. I found the breaker turned off in the breaker panel & turned it back on restoring power to the ac system see photos below. I lowered the thermostat to 81 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/13/24: Drive by. Brought the package requested to the post office for forwarding to the Vermont address. Photo of the receipt with tracking number below.
5/13/24: Drive by. The main garbage can was empty when I arrived. I put it in the garage. Made the water heater, range & ice maker were off. Water main was off when I arrived. Ac thermostat read 80/80. Checked all damp rids. Pool water level was around the middle of the top skimmer port. All doors & windows are locked & all storm shutter panels are on. The lawn was recently mowed & any weeds growing in the landscape beds appear to have been sprayed recently. Visual check of the boat & dock.
5/10/24: Drive by. Found the security system left sliding glass door sensor laying on the floor next to the door when i arrived see photos below. The door was closed & locked. The two sided tape on the back of the sensor appears to have worn out & lost its effectiveness causing the sensor to fall off the wall. The solder on the metal tab that holds the battery in place appears to have broken off when the sensor fell on the floor not allowing the battery to be reinstalled & the sensor to work again. It appears to need repair or a replacement sensor at this time. Will contact the client & advise them if the situation. Turned the irrigation timer back on & set it to the correct time & date. Made sure everything was locked up when leaving. Client will activate & deactivate the alarm system remotely.
5/10/24: Drive by. Went back to the residence to inspect the new storm shutter on the back left corner of the house. The new shutter has been installed but does not appear to be fastened to the wall all the way as it is not sitting flush in the center & appears to need more fasteners see photos below. There is a lot of play in the center of the track along the wall. There are still old screw heads & old screw holes that did not get filled in the concrete wall behind the track for the new shutter. Will send a video of the shutter to client via text.
5/10/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
5/10/24: Made sure the water heater, range & ice maker were off. Checked all damp rids. Large damp rid buckets are recommended as the bags are prone to leaking & the buckets will last longer. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
5/10/24: Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
5/10/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
5/10/24: Gate is locked.
5/10/24: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
5/10/24: Poured 2oz of bleach in each toilet.
5/10/24: Made sure the water heater & range were off. Ac thermostat is on a schedule. New water heater installed since last service call. All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/10/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
5/10/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube. The water catch tub was full, see photo below.
5/10/24: All ceiling fans are off.
5/10/24: The electrical panel will not open the latch is painted shut. There were many pest droppings behind the MB toilet, photo below. I cleaned these up to see if there any next service call. This will tell us how active if at all they are.
5/10/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator see photo below. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Watered the plant on the lanai per the instructions provided.
5/10/24: Almost every circuit breaker is off with the exception of the AC system. The air filter for the air handler should be replaced, reported previously. Both toilets are leaking at the gasket between the tank and the stool only when flushed. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting and also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, reported previously. Someone has been in the master bathroom as the door was closed and things have been moved a bit. I am assuming a plumber?
5/10/24: The dehumidifier in the kitchen read 51 and had some condensation in the evac tube. The dehumidifier in the bathroom read 56 and did not have condensation in the evac tube. FYI each of my 3 tools are showing a temperature of high 80.5 or more even the thermostat says 77. This is not a concern as the humidity is fine but I wanted you to know I’m checking temps 3 ways.
5/10/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
5/10/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
5/10/24: The pool water level was low from evaporation when i arrived. A water hose & water timer are recommended for the water spigot on the lanai to keep the pool water level at the correct level. Brought in two pieces of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. Did not find any egg salad but there are some other perishable food items inside the refrigerator see photo below. The garbage disposal was seized. I was able to free it using a disposal hex key. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
5/10/24: Drive by. Went back to the residence to check on the pool after letting the hose run it it for approximately 1-2hrs & turn the water main back off. The water level was back up to the middle of the top skimmer port.
5/10/24: Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All previous water stains have not changed in appearance. Will continue to monitor closely. All storm shutters are open. Did not hear any toilets running. Did not find any water leaking anywhere. Put the key back in the lockbox when leaving.
