Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,777 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/15/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/15/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
4/15/25: Both lanai doors were being removed when I arrived see photos below. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items that were laying on the dining room floor. All ceiling fans are off. Mesh storm shutter on lanai is closed.
4/15/25: The lawn has some browning in the front & backyard see photos below. The pool water level was a little below the middle of the top skimmer port but the pump was still starting to intermittently suck in air when I arrived. I ran the hose in the pool during the entire service call to help bring the water level back up. The pool pump was no longer sucking in air as I was leaving the residence. The gutter downspout on the back left corner of the house is still waiting to be repaired photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
4/14/25: Drive by. Put both empty garbage cans back inside the garage. Made sure everything was closed up when leaving.
4/13/25: Client advised there appeared to be no power going into the residence. The inside of the residence had power & the ac system was on when I arrived. I did not find any tripped breakers & rebooted the internet modem which had a flashing amber light. The internet modem continued to have a flashing amber light after rebooting & did not appear to be getting an internet signal. Will contact the client & advise them if the situation. Activated the alarm system & made sure everything was locked up when leaving.
4/11/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/11/25: There wasn’t any packages by the front door when I arrived but the items needed for the new cabinets appear to have been delivered & are inside the residence already photo below. Will be meeting with the cabinet installer on the next service call to let him into the residence. Made sure the water heater, range & ice maker were off. Put the key fob that’s inside the soap box in the storage room by the minivan. All ceiling fans are off. Watered the plants on the table & rotated 1/4.
4/11/25: The pool water level was extremely low when I arrived. I ran the hose in it during the entire service call & set the water timer for 120mins to bring the water level back up to an optimal level. Made sure the water heater, range & ice maker were off. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
4/11/25: The hole around the buried tank in the front yard has not been filled in yet see photos below. I left everything on when leaving for clients guest. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are open & panels off. Put the key back in the lockbox when leaving.
4/10/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
4/10/25: The humidity level has been consistently below 60% inside the residence. I raised the thermostat to 72 for now to save energy. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
4/10/25: New parking garage storage room door keys have been placed on the kitchen counter since the last service call but they would not unlock the door. There was a fire & ice heating & air conditioning service slip dated 4/1 on the kitchen counter when I arrived see photo below. The permit for the new ac system has been signed and removed from the front window. One of the sun screens on the lanai is damaged. Client will address.
4/10/25: Opened all storm shutters for the hunters guest & make sure all the switches were back in the neutral position. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are temporarily open for the hunters guest.
4/10/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car appears to have a slow leak as it is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
4/10/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen is waiting to be replaced. Client is addressing. Water was on in #603.
4/10/25: There appears to have been some activity inside the residence since the last service call. Permit for new ac system is on the front door. All ceiling fans are off. Storm shutters on lanai are closed.
4/10/25: A section of floor tile on the front porch has been taped off since the last service call. Made sure the water heater, range & ice maker were off. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
4/9/25: Met with ac technician Brett with Symbiont service corp & let him into the residence for ac repair. I stayed with Brett until he was finished & made sure the ac system was working correctly again. Brett stated that he found a blown fuse in the air handler & repaired it restoring power to the ac system. Brought in a sales flyer from the mailbox. 7:30am-10:00am
4/8/25: The hose spigot next to the water main on the right side of house was not dripping any water today. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked all light timers. No mailbox.
4/8/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. 4/8/25: Work has started on the new underground power line in the front yard recently see photos below. Removed a Massey pest sign from the front yard. Made sure the water heater & range were off. Picked up the check from the dining room table. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/8/25: There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
4/8/25: All the storm shutter panels have been put back on since the last service call. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
4/8/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
