Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,808 service calls we have performed 28,281 have had issues that needed to be addressed/reported to the client!!

7/22/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
7/22/25: Removed the laptop to be forwarded to the client. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
7/22/25: Made sure the water heater, oven & ice maker were off. Was unable to locate the mailbox key. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered both plants in the laundry room & rotated them. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. Accordion storm shutters on lanai are closed & half of the storm panels are off around the residence.
7/22/25: Made sure the water heater, ice maker & dock breaker were off. There is a kayak sitting outside the pool cage see photo below. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
7/22/25: The lawn has numerous brown spots throughout the yard photos below. Made sure the water heater, range & ice maker were off. Visual check of the boat photo below. All storm shutters are closed. Green slip in mailbox.
7/22/25: The pool water level was back up to the correct level. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
7/22/25: The ac system was off & there was water dripping onto the floor from underneath the air handler in the utility room when I arrived. I used some towels to clean up the water for now. Will contact the client & advise them of the situation. The broken irrigation sprinkler head & the leaky pipe connected to the pool heater. Have both been repaired since the last service call. Removed a truly Nolan pest sign dated 7/18 from the front yard. Brought in several pieces of mail with a large stack of sales flyers. I put the envelope in the mailbox to be forwarded as it was under 13ozs. The lawn has some brown spots throughout the entire yard.
7/22/25: The white Toyota Camry is still parked in the driveway. There is some browning throughout the entire lawn. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
7/22/25: Brought in one piece of mail see photo below. Bringing in all of the items on the left side of the garage, patio & backyard for storm preparation is highly recommended. Client advised they will be returning soon. The locks are broken on the mid guest bedroom right side window causing the window to remain unlocked. Both ac air filters are dirty & may need to be replaced soon. All ceiling fans are off. Owner’s closet is locked. Both lanai screen doors are unlocked. Visual check of the boat photo below. Green slip in mailbox. All storm shutters are open. Left the water main on when leaving.
7/22/25: Removed the moldy cheese & guacamole from the refrigerator. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
7/22/25: One of the pipes connected to the pool pump was slowly leaking again when I arrived. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Pool water spiqot fill valve was on. All accordion storm shutters are closed & panels on. Turned off the water main to the house only when leaving.
7/22/25: Weeds are starting to grow in the pool pavers & landscape beds. New blinds are waiting to be installed over all the windows & sliding glass doors. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
7/22/25: The smoke detector in the back guest bedroom was chirping again when I arrived due to the battery from the residence I replaced it with being expired & too weak. I replaced the battery with a new 9v battery & made sure to test it after installing the new battery. The lawn still has some browning in the front & backyard. The master bathroom tub appears to have a clogged or slow drain. I have tagged it as such. All ceiling fans are on. Visual check of the boat. Light was solid white. Both mini refrigerators on the lanai are off & doors propped open. Mesh storm shutters on lanai are closed. Storm shutter over front door will be closed if a hurricane is imminent.
7/22/25: The pool water level was extremely low below the top skimmer port when I arrived. I turned on the water timer connected to the water spigot by the pool & let the hose run in it during the service call. Client advised they will monitor the hose & turn it off after approximately 2hrs. The lawn has some browning in the front yard & left side of the house. Wine cooler was on & cold. All ceiling fans are off. Front load washing machine door is open to prevent odors. Watered the three plants in the master bedroom. Mini fridge door on lanai is locked. Both lanai screen doors are unlocked. The irrigation system is in the auto position. Green slip in mailbox. Left the water main on when leaving for the pool water auto filler.
7/22/25: Contractor access no show. Went to the residence to meet with an AC company at 8am for AC repair but the AC company never arrived. I contacted the client who advised they would have to reschedule the repair with a new company. 8:00am-9:30am
7/21/25: Met with Kyle from Kirkus aire & let him into the residence for ac repair. Kyle stated that the air handler needed a new blower motor & would contact the client. I stayed with Kyle until he was finished & made sure everything was locked up when leaving. The new blower motor has to be ordered & I will be returning to have the new blower motor installed asap. 3:00pm-4:30pm.
7/21/25: Contractor access no-show. Went to the residence to meet up with a locksmith between 11am-1pm to gain access to the residence due to a broken lock on the front door but the locksmith never arrived. I waited until 1:30pm & contacted the client. Client advised their contacting the locksmith company to schedule another appointment. 10:30am-1:30pm
7/18/25: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/18/25: All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/18/25: Replaced both ac air filters with some of the new filters provided as they have been used for 90 days. Both living room table lamps were on when I arrived. Watered the plants by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
7/18/25: Watered plant in the kitchen. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/18/25: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked.
7/18/25: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/18/25: The kitchen sink is tagged for leaking from underneath when water is running through it. All ceiling fans are off.
7/18/25: All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plant on the lanai.
