Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,777 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/23/25: Drive by. Added Monday's to the irrigation schedule per the client as the lawn was starting to brown. The lawn is now being watered three times a week.
4/22/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Checked all light timers. No mailbox.
4/22/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
4/22/25: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level back up. Made sure the water heater & range were off. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
4/22/25: Drive by. Returned to the residence after 2hrs to check the water level in the water fall area & turn the hose off. The water level was back up to 1/4 in the waterfall area. A water timer for the hose spigot is highly recommended to better control the water level in the pool & keep it at the correct level levels.
4/22/25: The lawn has some browning in the backyard see photo below. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
4/22/25: There is a permit for the roof on the screen door. Make sure the water heater was off. The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
4/22/25: The new underground powerline is still waiting to be connected. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/22/25: The waterfall section of the pool was empty & the pool pump was starting to run dry when I arrived. I ran the hose in the pool during the service call to help bring the water level back up. Will have to return in approximately 2-3hrs to check the water level & turn the hose off. The garbage can was down by the street for collection. The lawn has some browning throughout the entire yard. Made sure the water heater & oven were off. There is a perishable item inside the refrigerator photo below. I was unable to activate the alarm system when leaving as there was a fault code on the display & which would not allow me to activate it. One of the travertine tiles by the pool appears to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving.
4/22/25: Both garbage cans were down by the street for collection when I arrived. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants using some of the water jugs provided. Put the keys back in the lockbox when leaving.
4/22/25: Internet appears to have been restored to the residence. There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
4/22/25: All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
4/22/25: Made sure both garbage cans were back on the left side of the garage. Made sure the water heater & range were off. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
4/22/25: The repaired section of roof & facia on the left side of the house is waiting on a new piece of metal flashing at this time. Client is aware & addressing the situation. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
4/22/25: Made sure the water heater & range were off. All ceiling fans are off. Both lanai screen doors are locked. All storm shutters are closed. Shed door is locked.
4/22/25: Monitoring the old water stains above the garage overhead door closely.
4/22/25: Brought in three pieces of mail with a stack of sales flyers see photo below. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
4/22/25: Contractor access. Met with ac technician will from symbiont heating & air conditioning & let him into the residence for ac repair. I stayed with will until he was finished. He stated that he found a short in the safety float switch wire for the ac condensate drain line causing the entire ac system to intermittently shut off. Will replaced the wire restoring power to the ac system. Spoke with the client over the phone. I made sure the ac system was working correctly again before will left the residence. There were a bunch of small dead bugs with wings on them laying on the carpet underneath the living room windows when I arrived. Client advised they will contact a pest control company. I made sure everything was closed & locked up when leaving. 8:30am-11:00am
4/21/25: The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers & I was unable to get the ac system to turn on. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. Photos of both the dock breaker panels below. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/21/25: Removed a lawn care extra extraordinaire pest sign dated 4/11 from the front yard. The pool pump chlorinator is leaking while the pool pump is running see photo below. The lawn still has some browning in the front & backyard. Both garbage cans have been emptied since the last service call. Brought in one piece of mail with some sales flyers see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
4/21/25: There was a service slip from Kobie complete heating & cooling dated 4/14 on the kitchen counter when I arrived see photo below. The ac thermostat was not holding set temperature. The condenser will not turn on & I did not find any tripped breakers. The ac system will need to be repaired at this time. Will contact the client and advise them of the situation. I turned off the ac thermostat for approximately 10 minutes & turned it back on causing the condenser to turn back on. The ac system started running & appeared to be working correctly again. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
4/21/25: Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/21/25: Brought in two pieces of mail with some sales flyers see photo below. The ac air filter was dirty and needed to be replaced. I replaced it with a new filter provided in the closet by the front door & wrote the date of installation on it. The humidity level was well below 60% inside the residence. I raised the thermostat to 76 for now to save energy. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
4/21/25: Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
4/21/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a small can of door paint on the front porch. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
