Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,792 service calls we have performed 28,548 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/28/25: The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.7/28/25: Made sure the water heater, range & ice maker were off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on.
7/28/25: I unplugged the living room tv. There are some hairline cracks in the stucco underneath the kitchen sink window. The irrigation control timer on the left side of the garage is locked & I’m unable to access it. I left the water main on when leaving for the lawn irrigation system. Client advised the perishable items inside the refrigerator are ok to leave for now. Sections of flooring are starting to lift up in several locations throughout the inside of the residence. All ceiling fans are off. Lanai door is locked.
7/28/25: Put the no rust concentrate & bleach in the container on the left side of the house per the instructions given. All of the work being performed inside the residence appears to have been completed since the last service call. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
7/28/25: All of the landscaping has been trimmed & the weeds have been sprayed recently. There is a notification on the ac thermostat concerning the UV lamp. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
7/28/25: Window ac unit is off. Portable dehumidifier read 40. Ceiling fan is on.
7/28/25: A temporary ac condenser has been installed on the left side of the house. A section of floor tile is buckling on the right side of the house along the walkway in front of the back living room window. Made sure both pool auto filler water valves were on. Some storm shutters are open & some are closed
7/28/25: Excessive weeds are starting to build up in all the landscape beds & lanai pavers see photos below. The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely. The new palm tree installed in the front yard appeared to be alive & healthy. There is an animal digging a hole in the landscaping on the left side of the house just past the front door. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
7/28/25: Weeds are starting to build up in all the landscape beds see photos below. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
7/28/25: Removed a lawn care extraordinaire pest sign dated 7/25 from the front yard. Ran the storm shutters for preventative maintenance. The lawn has some browning in the front yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
7/28/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
7/28/25: The garage door opener is making an intermittent beeping sound every couple of minutes due to a low back up battery. Client will address when they return. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
7/28/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 46. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
7/28/25: I found the breaker to the den tripped when I arrived causing loss of power to the internet equipment. I reset the breaker restoring power to the den & internet equipment. I then rebooted all the internet equipment & some of the security cameras inside the residence restoring signal. Weeds are starting to build up in the pool pavers & landscape stones around the residence photos below. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on. Cones at the end of each driveway. Put the shed key back on the kitchen counter when finished.
7/28/25: Brought in one piece of mail with some sales flyers see photo below. Some of the toilets throughout the residence have been covered with Saran wrap. All ceiling fans are off. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Monitoring all old water stains on all the ceilings closely. Lanai screen door is locked. Almost all storm shutters are open/off.
7/28/25: Excessive weeds are growing in the pool pavers & deco drain. There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
7/25/25: Did not see any dead spiders on the floors. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Checked all light timers. Both lanai screen doors are locked. Water softener salt container half full.
7/25/25: All ceiling fans are off. Watered the plants on the lanai. Both lanai screen doors are locked. Pool is being filtered through the bottom drain. All storm shutter panels are off.
7/25/25: Removed the milk & creamer from the refrigerator. Locked the door between the garage & home. All ceiling fans are off. Some of the storm shutters around the residence have not been installed yet
7/25/25: Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the humidistat to 50% for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Poured 8ozs of Nuline down the ac condensate drain line for preventative maintenance. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
7/25/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
7/25/25: Mini fridge in kitchen was on & cold.
7/25/25: The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Checked all small damp rid buckets. All ceiling fans are off.
7/25/25: All ceiling fans are off. Lanai screen door is locked.
7/25/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
