Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,859 service calls we have performed 29,436 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/14/26: Brought in two pieces of mail with some sales flyers see photo below. Removed a truly Nolan pest sign from the front yard. Will be ordering and replacing all of the AC air filters throughout the residence soon. The lawn has some browning starting on the front right side of the house. The garage humidity level was still slightly over the acceptable level of 60%. I lowered the garage thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.4/14/26: Put all sales flyers in the trash can. Numerous sections of soffits from the back of the house over the lanai have fallen out & are laying on the ground. Client is addressing. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
4/10/26: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
4/10/26: Made sure the water heater, range and icemaker were off. Furniture is out on lanai. All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent mildew & odors.
4/10/26: Downstairs mini split read 75. Humidity and temperature readings were 55.8% & 75.2. Downstairs portable dehumidifier read 55. All ceiling fans fans are on. Front load washing machine door is cracked open to prevent mildew and odors. Left the breaker for the on-demand water heater in the on position. Irrigation timer is in the auto position. Storm surge barriers for exterior doors currently not installed. Made sure the garage overhead door was closed when leaving.
4/10/26: The inside door handle on the living room sliding glass door is broken. Client is addressing. The plate on the mini van is expired. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
4/10/26: Cobwebs etc. are starting to build up on the exterior of the residence and may need to be pressure washed soon photos below. Turned the pool heater off. Brought in one piece of mail with some sales flyers see photo below. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
4/10/26: Made sure the water heater, range and icemaker were off. The portable dehumidifier in the kitchen was off and the bucket was full of water from not draining causing the dehumidifier to shut itself off when I arrived. I emptied the bucket and made sure the drain line was connected properly causing the portable dehumidifier to turn back on. Portable dehumidifier in kitchen read 76. The humidity level was also over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The battery maintainer was not properly connected to the battery when I arrived and the amber light was blinking due to the negative clamp not being connected. I connected the negative clamp to the battery post causing the battery maintainer to be connected properly and start charging the battery. Checked all damp rid bags throughout the residence. Damp rid buckets vs bags are recommended as the bags are prone to leaking. All ceiling fans are off. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
4/8/26: Drive by. Brought in the package that was by the front door & put both empty garbage cans back inside the garage. I made sure everything was closed & locked up when leaving.
4/7/26: Drive by. Brought all important mail to the post office for forwarding to the new address provided. Photo of the receipt with tracking number below.
4/7/26: All of the weeds appear to have been sprayed recently. Brought in four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. 4/7/26: Made sure the water heater, oven and icemaker were off. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off.
4/7/26: Removed a Massey pest sign from the front yard. Picked up the check from the dining room table. Made sure the water heater, range and icemaker were off. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Brought in one pool service card dated 4/7. Ran the outside shower. Both lanai screen doors are locked.
4/7/26: Made sure the water heater, range & ice maker were off. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from rain.
4/7/26: There is an invasive tree growing out of the hibiscus bush that is starting to touch the soffits on the left side of the house that needs to be removed. I did not see any live ants inside the residence during today’s service call. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
4/7/26: All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on/closed.
4/7/26: Monitoring the old water stains above the garage overhead door closely.
4/7/26: Removed trugreen signs from the yard. Brought in a package with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
4/6/26: Drive by. Put the empty garbage can back inside the garage & made sure the overhead was closed when leaving.
4/6/26: The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/6/26: The lawn was being mowed when I arrived. The humidity level inside the residence has been consistently below 60%. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely and adjust accordingly. The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Put the key to the residence back inside the lockbox for now when leaving. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.

Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.

There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
4/5/26: Drive by. Put the garbage can down by the curb for collection & made sure everything was closed up when leaving.
4/3/26: One of the map lights inside the vehicle was on when I arrived putting strain on the battery maintainer which the light was amber. I turned off the map light hopefully giving the battery maintainer a chance to fully charge the battery. Made sure the water heater, range and icemaker were off. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
