Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,259 service calls we have performed 29,161 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/17/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
10/17/25: Excessive weeds are building up in all the landscape beds and the Bougainvillea needs to be trimmed soon. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
10/17/25: Watered the plant on a lanai and made sure to use the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
10/17/25: All of the landscaping bushes may need to be trimmed soon. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/17/25: Excessive weeds are growing on the lanai. All ceiling fans are off. All storm shutters are on/closed except for the windows on the right & back side of the house & the front door.
10/17/25: Brought in two pieces of mail see photo below. The plastic water main handle is recommended to be replaced with a brass ball valve handle. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains. Watered the bromeliad in the foyer. All ceiling fans are off. Lanai screen door is locked.
10/17/25: The garbage disposal is seized & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
10/16/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
10/16/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
10/16/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
10/16/25: Made sure the water heater, range & ice maker were off. Air dryer is off. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
10/16/25: The automatic ac condensate drain line cleaner is 1/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
10/16/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/16/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
10/16/25: The downstairs guest bedroom ceiling has not changed in appearance since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/16/25: Disconnected the old pool water auto filler and installed the new water auto filler and made sure it was working correctly photos below. The garbage disposal is tagged for leaking while water is running through it and requires a new one. Client will address. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
10/16/25: A section of pavers has been removed from the end of the driveway due to repaving of the street recently. The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
10/16/25: The AC thermostat was not holding set temperature and the AC system was off when I arrived. I found a piece of gunk in the condensate drain line tripping one of the safety float switches and removed it restoring power to the AC system. The AC system came back on and cold air started blowing out of the vents. Will continue to monitor closely. The plate on the vehicle is expired. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
10/16/25: Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
10/15/25: Brought in three pieces of mail see photo below. The neighbor‘s car was in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
10/15/25: The plate on the SUV expires soon. The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
10/15/25: All ceiling fans are off. Storage room door on breezeway is locked.
10/15/25: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. All the plants were wet from rain.
10/15/25: There has been some activity inside the residence since the last service call. The lawn is starting to look better throughout the entire yard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
10/15/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
