Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,462 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/11/25: The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.7/11/25: The refrigerator & freezer were both on & working correctly again. I did not smell any odors coming from inside the refrigerator. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
7/11/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia expires soon. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
7/11/25: The deadbolt lock on the front door has quit working correctly from the outside as the key got stuck in the lock & it would not turn the deadbolt as I was leaving. I had to take the lock apart to remove my key for now. I was able to lock it from the inside after putting it back together & exited through the garage side entry door for now. A locksmith or the client may be needed to repair or replace the lock on the front door for future access to the residence. Weeds are starting to build up in the landscape beds see photos below. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
7/10/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
7/10/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
7/10/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
7/10/25: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I was unable to start the car as I could not locate the key fob. I’m unable to access the garage storage room as my current passcode is no longer working. The wine cooler in the dining room is not working. Ac condensate automatic drain line cleaner was full. Mini fridge in dining room was on and cold. The garbage disposal is seized & Im unable to free it. Storm shutters are open.
7/10/25: The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
7/10/25: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 58. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
7/10/25: The automatic ac condensate drain line cleaner is 1/2 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
7/10/25: All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
7/10/25: Automatic ac condensate drain line cleaner attached to air handler is 1/2 full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
7/10/25: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
7/10/25: Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
7/10/25: Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/10/25: There was an alert on the security panel concerning one of the motion sensors when I arrived photo below. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
7/10/25: The lawn has some browning in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
7/10/25: The plate on the vehicle has expired recently photo below. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
7/10/25: Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
7/10/25: Brought in seven pieces of mail with some sales flyers see photo below. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
7/9/25: All ceiling fans are off. Stairwell was clean.
7/9/25: I did not see any ants inside the residence. All ceiling fans are off.
7/9/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
7/9/25: Removed an elite pest signed dated 7/7 from the front yard. Brought in numerous pool boy service slips dated 5/21 - 7/9 from the lanai. The citrus tree that’s covered in the backyard appears to be dying. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold.
