Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,115 service calls we have performed 4,345 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/25/23: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter in July. Made sure to turn off all water mains when leaving.
4/25/23: Both garbage cans were full & down by the street for collection. Brought in four pieces of mail see photo below. The ac system was off & there was an odor coming from the refrigerator when i arrived. I found every single breaker turned off in the breaker panel & turned all the essential breakers back on restoring power to the ac system. All storm shutters are currently off & open.
4/25/23: The master bathroom sink is tagged for a leaking trap when water is running. Client will repair when they return. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
4/25/23: Drive by. Went back to the residence to check the pool water level & shut the water hose off. The water level was back up to an optimal level see photo below.
4/25/23: Made sure the water heater was off. Mini fridge in dining room is off & door open. The doors on storage shed on the left side of the house are unlocked see photo below. Irrigation system is off. Visual check of the boat photo below.
4/25/23: The pool water level was extremely low & the pump was starting to suck in air when I arrived. I immediately shut the pump off & ran the hose in the pool during the entire service call to help bring the water level back up. Will have to leave the hose running in the pool for approximately 1hr while I conduct other inspections in the area & return to shut the hose & water main off. Will contact the client & advise them of the situation. Brought in one piece of mail with some sales flyers see photo below. Mini fridge in living room was on & cold. I was unable to access the breaker panel as the whole home surge protector has been installed directly underneath the lid to the breaker panel preventing it from being opened. Client advised breaker panel lid has to be unscrewed to open. The dock has not been repaired yet. All accordion storm shutters are closed. Made sure the garage overhead door was closed when leaving.
4/25/23: The humidity level has been well below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Garbage disposal is seized & i’m unable to free it. Soffits damaged in several locations around the house. One of the pool cage screens over the left side door is damaged & being held in place with tape. A section of pool pavers appears to be sinking on the right side of the pool.
4/25/23: The pool water was cloudy when i arrived see photo below. The pool pump is currently running. The exterior electrical outlet on the right side of the garage has been replaced with a new outlet see photos below. The pool cage screen door has been repaired & screens have been replaced see photos below. Shed door is unlocked. The water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Drywall tape falling from joints on garage ceiling.
4/25/23: Faint water stain on garage ceiling by light fixture has not changed in appearance. Electric pole in backyard is leaning. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
4/25/23: The front soffit lights were on when I arrived. I turned them off before leaving. There is a small section of roof shingles laying in the gutters by the front entrance see photo below. Removed an undated Trugreen sign from the front yard. The lawn has some brown spots in the backyard see photo below. Both garbage cans in the garage had garbage in them & were starting to cause an odor. I put them both down by the street for collection. The neighbor stated he would put the empty garbage cans back inside the garage tomorrow. Made sure the water heater & ice maker were off. Several lights were on inside the residence. I turned them off before leaving. Visual check of the boat photo below. Activated the alarm system when leaving. Turned off the water main to the house & made sure the hose for the pool auto filler was on when leaving.
4/25/23: Checked the light timer in the Florida room. Several small sections of the roof are tarped for missing shingles. A window is broken in the Florida room & is temporarily covered. Facia damage on back of house. Water damage on garage ceiling. Did not run any water inside the residence per the client. Watered all the potted plants with the water bottles provided. Put the keys back in the lockbox when leaving.
4/25/23: Brought in two pieces of mail see photo below. Contacted the client to troubleshoot the security system. The paint is starting to peel from the wood soffits on the right side of the house. Several items outside may need to be put inside or away before hurricane season.
4/25/23: The roof is tarped. Garage side entry door temporarily boarded up. Garage overhead door is damaged. Sections of gutters & soffits damaged around the residence. Water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor. Landscaping damaged.
4/25/23: The humidity level has been below 60% inside the residence for several service calls. I raised the thermostat to 75 for now to save energy. A portion of the master bedroom window is temporarily being held in place with gorilla tape due to dry rotted plastic retaining clips. Monitoring the water stain above the garage overhead door closely. Watered the new small plant on the right side of the house.
4/24/23: The humidity level has been under 60% inside the residence for several service calls. I raised the ac thermostat back up to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for a running fill valve. The faint water stains on the dining room ceiling have not changed in appearance. Will continue to monitor closely. Attic soffit vent screens are damaged. Cracks in stucco in several locations around the house. There appears to be a large gopher tortoise hole along the front of the house behind the landscape bushes.
4/24/23: Brought in one piece of mail see photo below. The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. The tree branches on the left side of the house are starting to touch the roof again & may need to be trimmed soon. Mini fridge in kitchen was on & cold. Checked all light timers. Back of the roof is tarped. All previous water stains on the ceilings have not changed in appearance since the last service call. Soffit damage on left, right & back sides of the house. Damaged soffits are temporarily covered. Lanai is damaged. Both sheds in backyard appear to be damaged.
4/24/23: Made sure the water heater, range & ice maker were off. There was a trickling water sound coming from the guest bathroom when i arrived. I found water leaking from a hairline crack in the toilet tank & quickly shut the toilet water supply valve off see photo below. I cleaned the water up off the floor using some towels from the pantry & tagged the toilet as such. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Pool cage is damaged.
4/24/23: There is a large crack in the stucco on the middle of the right side of the house see photo below. There are some loose soffits on the back left corner of the house see photo below. There is some browning in the lawn on the front & left sides of the house see photos below. Made sure the water heater, range & ice maker were off. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
4/24/23: Brought in two pieces of mail see photo below. Made sure the water heater, range & ice maker were off. The copper plumbing cold side connection on the top of the water heater is excessively corroded & there appears to be evidence of leaking see photos below. Privacy fence is damaged. Screens on front porch torn. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/24/23: Portable dehumidifier read 52%. Left the water main on when leaving.
4/24/23: There is a large hole starting to open up in the back yard on the left side of the pool cage by the seawall see photos below. Brought in one piece of mail see photo below. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
4/24/23: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the ac to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
4/24/23: Brought in the red rug & put it inside the garage. Made sure the water heater was off. Adjusted the light timer in the living room. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked shed in backyard. Empty lot is being maintained.
4/24/23: Brought in two pieces of mail see photo below. The power pole in the backyard is leaning. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. Client advised new gutters should be installed soon.

All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch.
