Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,406 service calls we have performed 4,111 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/5/23: The irrigation tank on the left side of the house was almost empty when I arrived. I put the no rust concentrate & bleach in the container per the instructions & filled it to the top with water. There is a large crack in the stucco on the middle of the right side of the house. There are some loose soffits on the back left corner of the house. The lawn has excessive browning on all sides of the house. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed.
6/5/23: The lawn was slightly brown when i arrived see photos below. There is an alert on the ac thermostat to replace the uv bulb see photo below. The guest bathroom toilet is tagged for a cracked tank & the valve is turned off. Mesh storm shutter on lanai is open. Pool cage is waiting to be replaced.
6/5/23: Portable dehumidifier read 50%. Left the water main on when leaving.
6/5/23: There was a permit for the pool cage on one of the screen doors when I arrived photo below. Found a couple windows unlocked & locked them. There is a small hole in one of the pool cage screens. There is a large hole starting to open up in the back yard on the left side of the pool cage by the seawall. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on. Left the water main on when leaving.
6/5/23: The ac unit has been replaced since the last service call see photos below. The humidity level was over the acceptable level of 60% inside the residence. I found the eco mode turned on & turned it off for now as it was not holding set temperature instead the residence. The ac immediately started blowing colder air & the temperature started dropping down to 74. Will continue to monitor closely & adjust accordingly. The electric pole in the backyard appears to be leaning forward towards the street. Checked all damp rids. Photo of boat & motor below. All clam shell shutters are closed.
6/5/23: The pool water level was slightly low when i arrived from evaporation. I ran the hose in it during the entire service call to help bring the water level up. Made sure the water heater, range & ice maker were off. The copper plumbing above the water heater is excessively corroded starting to leak slowly see photos below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the tv in the living room was unplugged. Yellow spots on both bedroom closet ceilings. Both lanai screen doors are locked. All storm shutters are currently open. Left the water main on when leaving.
6/5/23: The area in the soffits on the front of the house appears to be filled with spray foam insulation see photo below. There was excessive browning in the lawn when i arrived see photos below. Ran the shutters up & down for preventative maintenance. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Mesh storm shutter on lanai is closed.
6/5/23: Brought in three pieces of mail see photo below. Client advised to leave the mail at the residence. Watered the live plants inside the residence. There is a hole in the soffits that needs to be filled above the electric meter on the right side of the house where the electrical conduit goes into the attic. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/5/23: The ac thermostat had a blank screen when I arrived. I found that the batteries in the thermostat were dead & replaced them with two new AAA batteries provided from a kitchen drawer restoring power to the thermostat screen. Ran the hose in the pool during the entire inspection to help offset evaporation. Checked shed in backyard. Empty lot is being maintained.
6/5/23: The garbage can was empty when i arrived. I put it back inside the garage. Made sure the water heater, range & ice maker were off. Raised the ac thermostat to 78 for now to save energy. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. New gutters have not been installed yet. All storm shutters are currently open. The power pole in the backyard is leaning.
6/5/23: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. Lanai door is locked. All storm shutters are closed.
6/5/23: The humidity level was still over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Locked the screen door & put the key back inside when leaving.
6/5/23: The plants were all currently wet from rain. Did not run any water inside the residence per the clients.
6/5/23: Brought in one piece of mail & a package that was in the garage see photo below. The cracks in the stucco underneath the windows on the left & back sides of the house may need to be filled in soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All previous water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. Water damage around ceiling light on front porch. Lanai screen door is locked.
6/5/23: The plastic pipe on the water main appears to have a crack in it & started spraying water when I turned on the water main see photo below. Will send a video of the leak to the client via text. The leak is ok as long as the water remains off for now. The tree in the backyard appears to be dead. Client is aware of the brown spots in the lawn. Pool safety fence is installed. All storm shutters are currently off.
6/4/23: Drive by. Brought all important mail to the post office on Saturday for forwarding. Photo of the receipt with tracking number below.
6/3/23: Storm preparation. Put up all the clear storm shutters, closed the electric shutters & all of the accordion shutters see photos below. The storm shutter frame on the back left corner of the house detached from the wall when I was closing it compromising the shutter & will need to be repaired see photos below.
6/3/23: Storm prep. Put the big leather couch & curtains on the lanai inside the house. Put all the patio furniture inside the lanai. Closed all storm shutters & ran the hose in the pool the entire time to help keep the water level up photos below. There is a large dent in the bottom left side of the garage overhead door see photo below. New roof has not been completed yet.
6/2/23: Checked all light timers. Did not see any spiders inside the residence during today’s service call. Both lanai screen doors are locked. Monitoring the aphids on the gardenia bushes.
6/2/23: Brought in two packages of toilet bowl cleaner for the bathrooms & four containers of Nuline ac condensate drain line cleaner to pour down the drain line every 90 days see photo below. I poured one bottle down the ac condensate drain line for now. Made sure the water heater, range & ice maker were off. Removed the Romano cheese & the crab meat from the refrigerators. Made sure both lanai screen doors were unlocked. Watered the plants on the lanai. All storm shutters are currently off.
6/2/23: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. There are ripples in the shingles in several locations around the residence.
6/2/23: The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
