Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,792 service calls we have performed 28,281 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/8/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.8/8/25: All ceiling fans are off. Storage room on breezeway is locked.
8/8/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
8/8/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
8/8/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
8/8/25: The batteries in the kitchen sink water faucet appear to be dead & is no longer working. I was unable to find six replacement AA batteries inside the residence. Lanai screen door is locked.
8/8/25: All ceiling fans are off.
8/8/25: The humidity level was below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
8/8/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
8/8/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
8/8/25: Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
8/8/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
8/8/25: A red Nissan suv has been placed in the garage since the last service call. Weeds are starting to build up on the lanai & all the landscape beds. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
8/8/25: Weeds are building up in the landscape beds. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
8/8/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
8/8/25: The bougainvillea needs to be trimmed soon. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
8/8/25: The lanai has a dirty puddle on it from rain & may need to be pressure washed soon photo below. Client advised there will be activity throughout the residence in between service calls. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
8/8/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
8/8/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
8/8/25: Photos of the exterior garage lights below. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
8/8/25: All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
8/8/25: Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia expires soon. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
8/8/25: Weeds are starting to build up in the landscape beds. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
8/7/25: Photos of the serial numbers etc from the golf cart below. All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
8/7/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
