Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/1/24: I am unable to raise the hurricane shutters. I watered the 4 plants on the lanai as requested. Checked all the GFIs. I am unable to fit between the car and tool box to get in front of the electrical panel, reported previously. I could not see any tripped breakers from beyond the car. The pool level was about 1/3 the skimmer report so I ran water while I was providing the service. There are two smoke detectors that are beeping which indicates they need their batteries replaced. One is at the bottom of the stairs and the other is the upstairs smoke detector. The upstairs air conditioner is holding its own as far as temperature and humidity. The air coming from the supply lines is just about 80°, which isn’t efficient. I tested the front door keyless entry. It worked just fine. The garage door brace remains in place.11/1/24: You have two separate dents in the gutters front and back of the garage, the front one has some minor tile damage, reported previously. The two previous ceiling concerns have not changed as far as I can tell. The light in the garage was on and the door between the house and garage was not locked. The pool level is below the skimmer port. The sight glass for the pool pump is filled to the top. Looks like the pool pump is pulling from a bottom drain. Put a hose in the pool to fill it. I kept the water on because of this. Homeowner’s neighbor will watch and shut off later. There appears to be a small leak in the pool pump area, photo below.
11/1/24: I poured vinegar down the HVAC condensate tube and chased with water. Evidence of drain back up in the master bath shower, reported previously.
11/1/24: The alarm system panel had numerous alerts on the screen concerning low batteries in all of the sensors when I arrived. The sensors on all of the windows & doors do not appear to use batteries & are hardwired in to the same outlet in the man cave closet. I replaced all four AA batteries in the front door keypad with brand new batteries but it was still showing a low battery alert. I rebooted the security system gateway as well but the alerts remained on the screen. Client will address the situation when they return. The holes in the exterior wall from the storm damaged satellite dish on the right side of the house are temporarily covered with duct tape. Client will address when they return. The deadbolt on the mancave exterior french doors has a lot of play in it causing the doors to move approximately 1/4” when it is windy. I placed a bag of salt in front of the doors for now to keep them from moving. Client will address when they return. The plastic gutter downspout extension on the right side of the house is damaged. Did not step on any of the loose tile areas in the kitchen. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Checked all light timers. Both lanai screen doors are locked. Water softener salt container is empty. Green slip in mailbox.
11/1/24: I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. The ceiling spots mentioned int the previous report are the same. Screens remain damaged from the storms, a company is scheduled for today to repair. The pool is extremely low, the water valve to the auto fill was off, it turned it back on. I will return at the end of the day to see if it filled correctly. There are many leaves on the lanai and in the pool because of the damaged screens. The OxyClean bottle that was sitting next to the utility sink has leaked, see photo. I put it inside the sink. The garage door brace remains in place.
11/1/24: Screens on the lanai have been replaced. The left side yard is still a bit torn up, from what I have no idea. It is much better than pre-storms.
11/1/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Storage room on breezeway is locked.
11/1/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off.
11/1/24: There is damage to the lanai cage and screen, photo below, reported just after the storm. The tree out front is still down photo below. The circuit breaker #30 for the Jazz Heater was tripped I just turned it off as it is likely not necessary. There was a Say No To Bugs slip in the door, photo below. It appears the two can lights on the lanai lost the glass as there is one on the carpet and one broken all over the lanai, photos below.
11/1/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off.
11/1/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac sitting idle longer throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
11/1/24: I poured 4oz of vinegar down the HVAC condensate tube then chased it with 12oz of water. I started the 2 SUVs and the idled during the service call. When I went to start the Cadillac, it said it couldn’t find the key fob. So I placed the key fob on the button it started. It hesitated a moment but did start.
11/1/24: The microwave has been storm damaged from electrical surges & is currently unplugged. Client is aware. Portable dehumidifier in kitchen read 46. Checked light timer in living room. Lanai screen door is locked.
11/1/24: I poured an ounce or two of bleach in each toilet. The circuit breaker for the disposal/dishwasher was tripped, I reset it.
11/1/24: Some of the soffits on the front of the house & the clamshell shutter on the right side of the house are Storm damaged. Client will address. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are closed.
11/1/24: I ran water through exterior fridge door. I did not run water through the garbage disposal side but I did run the disposal for a second. The ceiling issue in the garage just inside the door has not changed. I think we had so much rain it backed up that corner because of the overflow shield, reported previously. Spot on the wall in the office/den has not gotten any worse.
11/1/24: Made sure the lanai screen door was unlocked for pressure washing. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Did not run any water inside the residence.
11/1/24: I poured vinegar down the AC drain then chased later with water. I poured a few ounces of bleach in each toilet. I left the garage service door unlocked because there a few shutter pieces on the lanai that have yet to be put away, photo below. I found a Concierge Pest Solutions card in the door, photos below.
11/1/24: The Bougainvillea & all of the landscaping have been trimmed since the last service call. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/1/24: I started the two cars and they idled during the service call. The garage door opener is beeping slowly which indicates the battery for the battery backup is beginning to fail and will need replaced. I brought the mail inside and it is on the island. I found the following circuit breakers tripped, the one for entry, foyer, shutter garage and then the master bed, master bath, smokes, I reset them and they did not trip prior to my departure.
11/1/24: Put a lock box on the front door with a key to the residence inside when leaving. Checked all damp rid buckets. Lanai floor is dirty from rain puddles.
11/1/24: The lanai is really dirty from the storms & may need to be pressure washed soon. Watered the plant on the lanai & made sure to use the right side slider. Will water the plant on the lanai every other service call.
11/1/24: Weeds are starting to build up in the lanai pavers. Some landscape bushes are storm damaged along the back of the lanai. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Closed the storm shutter over the front door when leaving.
11/1/24: Brought in one piece of mail with a stack of sales flyers see photo below. Ant problem has been treated recently by pest control. Client advised inside of residence is being cleaned soon. There is a section of storm damaged privacy fence on the back left side of the house. Client is addressing. There are two sections of soffits pushed up on each side of the front entrance. Client is addressing. Weeds are starting to build up in the pool pavers. Client is addressing. The pool pavers may need to be pressure washed soon. Client is addressing. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. Closed the storm shutter over
10/12/24: No obvious signs of damage inside or out. The air handler is not working, the outside unit is running. So the unit is not removing humidity. I turned both dehumidifiers up to max settings. They currently read 63 in kitchen, 62 in bathroom. Humidity inside is 62% which is acceptable. Need to have the AC looked at however the dehumidifiers should keep the humidity at an acceptable level for the time being with these new settings.
