Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/07/14: Garbage disposal not working, breaker not tripped. Roof may be leaking, see photos sent via email. Called client. Humidistat was set to 20% now back to away setting. Thermostat set to 81 last inspection set to 80 today???
10/07/14: Mold just beginning on rough surface of garage walls near door, so light camera cannot pickup but should be washed down with some bleachy water.
09/30/14: Upon entering the home we found the oven glowing red, the home's interior temperature exceeded 100 degrees. We immediately shut the breaker off to the range. NONE of the controls were on and the digital reading appeared to be F 2. After the exterior handle cooled enough for us to grab it by using the towels that had been hanging from it, we pulled the range away from the wall and cabinets. the range's interior heat was so high the racks have began to buckle. The exterior of the door is scorched as well as the towels that were hanging on the handle. Photos to be sent later via email. Stayed in home until I could place my hand on every side of the range to insure the safety of the home.
09/30/14: I believe I found the reason for the AC leak, drain pvc came apart inside the foam covering, so when the AC runs the drain water was running into and on wall. Pipe is too short OR AC unit has shift away causing break. Send photos via email later. Fixed as best I could with limited resources available.
09/30/14: Mold growing fast on pavers around pool, pool screens showing signs of mold. Photos to be emailed later. End off down spout next to pool door which is open, put back on. Suggest two galvanized screws to secure. Swept dirt at front door inside. Living room ceiling fan base cover has slid down shaft. Swept up several bugs through the house especially in bathrooms.
09/30/14: Both toilets had slight waterline mold growing, cleaned both.
09/30/14: FB 58% 82 deg | LR 61% 82 deg | MB 67% 79 deg Toilet in guest bath fill valve runs continuously.
09/30/14: Set thermostat to 72 deg. Thin film on counters, tables, coffee tables and dressers. Could be simply dust could be light film of mildew. AC door closed as requested. Fans on.
09/23/14: I did not see one live ant!! Several dead ants on counter and in sink of outside kitchen. Several dead ants in sink and tub of master bath. Water was on upon arrival. Small slider in living room was unlocked upon arrival.
09/23/14: Met Hobson pest control at 4pm.
09/23/14: Weeds along pond very high and deep off pond. More than ever past 2 years.
09/23/14: No water at street valve (street valve was turned to on upon or arriva, is now off). Found light bar that is in master bath cabinet on, VERY warm! Turned off at inline switch so cannot be inadvertently turned on and left on in future. Ceiling fans on in living room dining are and master bedroom. Left on as not sure if that is what you instructed to be done. Keypad on garage door did not work upon arrival, needed a 9 volt battery which we replaced. Thermostat had always been set to 73 deg please note change above to 81 deg. Power washing of lanai should be considered photos sent later via email.
09/23/14: Home was cool and very comfortable.
09/23/14: Slight mildew on some but not all items in garage. Cannot see but can feel when you run your finger over the item, mainly plastic bags, cloth items. Both toilets had slight mold at waterline, cleaned mold best we could with supplies available.
09/23/14: Toilets had mold at waterline, cleaned mold.
09/16/14: Garage hot but clean.
09/16/14: Several bug infested areas sending photos later too many to do onsite. Humidity levels running consistently too high, should turn humidistat back to at least 55% if not 50%. Swept up bug infestation areas.
09/16/14: Blinds shut, cups moved to table. Water heater leaking? Photo emailed.
09/16/14: Several ant hills in yard, two hornet nests on soffits, dog made on front lawn, dog chew ball under side tree. Type of ball on lanai was tennis ball. Canine pattern? Next door neighbor?
09/16/14: Very comfortable inside temp an humidity level.
09/16/14: Mildew back on fridge door handles, cleaned. Found tray under ext ice outlet full of water and under side moldy. Removed cover cleaned and left on counter so air can dry this area. Mildew on 2 bar stools closest to garage, cleaned. Moved stools away from the bar for better air circulation and to keep from stone wall of bar. Canoe fell cover holding strap broke free. Removed on palm frond to road. No fan on in master bedroom, so I turned it on low. Took several photos will email upon return to office.
09/16/14: Meter Readings FB 62% 84deg MB 68% 81 deg LR 63% 84deg
09/16/14: Hole next to seawall about 15% larger. Car charger was charging.
09/16/14: Main gate open again upon arrival. Tree over drive could trimmed a bit.
9/16/14: Swept ants om foyer and front room. Found one ant in about every other room as well. Ran van. Entry door to garage locked upon arrival and locked when we left.
