Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,438 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/23/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.7/23/25: Removed an elite pest signed dated 7/15 from the front yard. Brought in some pool boy service slips dated 7/16-7/23 from the lanai. The citrus tree that’s covered in the backyard appears to be dying. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. 7/23/25: The ac thermostat was not holding set temperature & the ac system was not working when I arrived. I did not find any trip breakers and I was unable to get it to turn on. The ac system will need to be repaired at this time. The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
7/23/25: Brought in a package that was laying by the front door when I arrived see photo below. All of the weeds that were growing in the landscape beds appeared to have been removed/sprayed since the last service call. All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
7/23/25: Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
7/23/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
7/23/25: Brought in a service slip from Southwest pest management dated 7/14 see photo below. Turned on the living room TV. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
7/23/25: The garage door opener over the Corvette was making an intermittent beeping sound every couple of minutes when I arrived. I did not find any tripped breakers or GFI outlets. Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
7/23/25: The ac system was back on & working correctly after finding the tripped breaker on the last service call. Will continue to monitor closely & adjust accordingly. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
7/23/25: All ceiling fans are off. Storage room door on breezeway is locked.
7/23/25: Turned everything back on for clients return. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
7/23/25: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
7/23/25: Brought in a package that was laying by the front door when I arrived see photo below. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
7/22/25: One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/22/25: The current ac air filter was not dirty but it has been 90 days since it was last changed so I replaced it with a new air filter, provided in the foyer & wrote the date of installation on it. All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filter as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
7/22/25: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
7/22/25: Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
7/22/25: Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
7/22/25: The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
7/22/25: Removed the laptop to be forwarded to the client. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed. Left everything show ready when leaving.
7/22/25: Made sure the water heater, oven & ice maker were off. Was unable to locate the mailbox key. The mid guest bathroom shower faucet handle escutcheon plate is loose. I have tagged it as such. Watered both plants in the laundry room & rotated them. Ran water through the kitchen pot filler. Wine cooler read 55.0. Mini fridge on lanai was on & cold. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. Accordion storm shutters on lanai are closed & half of the storm panels are off around the residence.
7/22/25: Made sure the water heater, ice maker & dock breaker were off. There is a kayak sitting outside the pool cage see photo below. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
7/22/25: The lawn has numerous brown spots throughout the yard photos below. Made sure the water heater, range & ice maker were off. Visual check of the boat photo below. All storm shutters are closed. Green slip in mailbox.
7/22/25: The pool water level was back up to the correct level. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. 7/22/25: The ac system was off & there was water dripping onto the floor from underneath the air handler in the utility room when I arrived. I used some towels to clean up the water for now. Will contact the client & advise them of the situation. The broken irrigation sprinkler head & the leaky pipe connected to the pool heater. Have both been repaired since the last service call. Removed a truly Nolan pest sign dated 7/18 from the front yard. Brought in several pieces of mail with a large stack of sales flyers. I put the envelope in the mailbox to be forwarded as it was under 13ozs. The lawn has some brown spots throughout the entire yard.
