Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/13/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the Humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
6/13/25: All ceiling fans are off. Storage room on breezeway is locked.

6/13/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
6/13/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was on in unit #201.
6/13/25: Lanai screen door is locked.
6/13/25: Put the humidistat to the home position & set the thermostat to 75 per the client. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
6/13/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
6/13/25: Ran the keurig & ran the dishwasher per the instructions given, turned it off & propped it open when finished. Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
6/13/25: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided from a kitchen drawer removing the low battery warning. Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
6/13/25: Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 56. Checked light timer in living room. Lanai screen door is locked.
6/13/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
6/13/25: All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
6/13/25: Cleaned up several dead mud dauber wasp from the lanai floor. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
6/13/25: The exterior of the residence was prepped for repainting & the doors were already painted when I arrived see photos below. All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
6/13/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
6/13/25: Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
6/13/25: Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
6/13/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
6/13/25: The bottom hinge that was damaged on the left side pool cage screen door has been replaced recently see photos below. Wiped moisture off the refrigerator door seals. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
6/13/25: The propane tank for the fireplace on the left side of the house is starting to get rusted & may need to be replaced soon see photos below. Client advised to exchange the tank for a refill tank in better condition. Will return & reconnect the new tank on the next service call. Made sure the water heater, range & ice maker were off. There is a perishable item inside the refrigerator see photo below. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
6/13/25: All of the storm shutters have been installed & patio furniture removed from the lanai since the last service call. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
6/13/25: Met with Kenny from Gardiner & sons moving & let them into the residence to carefully remove the organ.
6/12/25: The ac system was off & the thermostat was blank when I arrived. I did not find any trip breakers and I was unable to get the ac unit system to turn on. The ac system will need to be repaired at this time. Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
6/12/25: Picked up the new key from underneath the gazebo & entered the residence through the back sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now. I made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
