9/8/15: Pool cage starting to mildew. Will need power washed.9/8/15: TV on in den - turned off. Exterior light fixtures replaced, old fixtures on lani.
9/8/15: Masterbath toilet seat mildewed, cleaned.
9/8/15: Radio on in Stephens room. shut off.Suaved downstairs guest toilet, mildew at water line.
9/1/15: Another high humidity reading during this inspection I'm not sure if the air conditioning is working properly we shouldn't be reading so high humidity level. I placed my handheld temperature meter in front of 1 of the vents and the temperature is dropping considerably so it could be that the thermostat needs to be adjusted to run more frequently please advise.
9/1/15: I checked mail only found one piece of mail no packages I ran the car for the entire time we were doing the inspection and rain water and all the sinks while we were doing the inspection.
9/1/15: The entire time that I was doing the inspection I did a little test and one bathroom it was all cold water and the other bathroom all hot water, the hot water smells so much worse than the cold water. I think smell is attributed to the hot water tank and I noticed that the hot water tank is on, we may think about shutting off. I will definitely only run hot water in all faucets when I come back next inspectio.
9/1/15: Alarm pad going off as I walk in called client. John had me walk out to the boat and plug in the battery the cord to the battery charger. Walked out to the garage to check on humidifier dehumidifier
9/1/15: Garage ceiling bowing due to water leakage. Cannot see roof leak. May be ac unit leaking. Valance in guest bedroom fell down.
9/1/15: Masterbath toilet trap dry and sewer smell coming up into bath. Saran wrap the toilet to help prevent the smell from intruding into the bathroom if the water dries up again. This could be an indication there may be a cracked toilet or leak somewhere I cannot see water. Grass looks good!
9/1/15: Walkways in back have been repaired. Gasket in pool door has came loose, tried to push it back in without success, may be too brittle from sun & heat.
9/1/15: Brought 6 palm fronds to the road for pickup. Some weeds in the landscape stones, over grown weeds is an prime indicator the home is not occupied.
9/1/15: Maibox open upon arrival. Ants all over inside of mailbox. I found some insect killer in a cabinet sprayed it down very well in cleaned out. I also cleaned up each piece of mail to ensure I didn't take them in the house. I ran water in the kitchen sinks and the master bedroom the entire inspection however the farthest guest bath actually had the quickest and most smelly water.
8/31/15: I found several dead ends just inside the front door then I started seeing small pockets in the master bedroom and master bathroom sending photos. Not one life and that I can see in the home. Will bring my handheld shop vac next inspection and sweep up. Brought into pieces of mail
8/31/15: Tested sprinklers. Edges of the pool area have weds starting to grow and black mold that will need to be power washed.
8/31/15: I'm concerned about the humidity levels being so high I would suggest that we make a change on the thermostat and humidistat. While I don't see any signs of mildew or mold its just a very high level consistently.
8/31/15: Applied weed control outside home, on drive and and in pool area. Smoke detector chirping in television room needs battery replaced. Weeds around mail box should be clipped by lawn service
8/31/15: Lanai screens and pavers beginning to grow mold weeds still in pavers. Exterior soffits could be powerwashed as well.
8/31/15: I brought in the hose reel, the hose, the flag and the 2 trash bins.
8/31/15: Humidity levels continue to be high suggest making a change on the thermostat and humidsat settings
8/31/15: I am concerned about the humidity levels remaining high we may want to think about changing the settings on the thermostat and humidistat please advise
8/31/15: Elevated humidity levels are still maintained I spoke with my AC person he thought maybe the thermostat just wasn't reading correctly as my meter is telling me it is well over 82 each inspection so I have turned your thermostat down to 76. According to my meter the air coming from the registers after turning on your AC is well under 70. AC is producing cold air.
8/31/15: I'm a bit concerned about the high levels of humidity nearly 60% we may want to consider I am a bit concerned about the continued I levels of humidity nearly 60 percent we may want to consider making a settings change on the humidistat.
8/25/15: Suaved all 3 toilets.
8/25/15: Flush handle chain end rusted through, handle needs replaced. Surprisingly there are some more weeds this inspection even after putting down a gallon of weed control las t inspection. W as not prepared for that, will drive by next Tuesday for another application
