Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,476 service calls we have performed 30,219 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/18: Soffit at the top of the back gable is lift a bit, see photo below.6/6/18: Pulled Pest Elliminators sign dated 6/1 from front yard. Pool has debris at the bottom see photos. Pool level is at the bottom of the rounded pavers put above the skimmer port.
6/6/18: Cover is off out back, see photo below.
6/6/18: Local telephone directory was in the mailbox I brought inside.
6/5/18: A summary of what we discussed by phone today. I arrived at your condo a bit after 4pm. The first thing I did when I arrived was to check each and every room (including small attic doors upstairs) for any sign of water or water damage, I found none. I then went to the garage turned on the water main and walked every room of you condo again looking and listening for any signs of water running. I then went outside found the water meter to see if it were running and it was not. It is my opinion there is no leak either visible or hidden based on these facts above.
6/5/18: Turned dehumidistat to 48% to help mitigate humidity in unit during this time of year.
6/5/18: The humidity is much better. Some brown spots in yard but with the rain we’ve received it shouldn’t be a lake of water, see photos below.
6/5/18: The key you mailed tuns the key core but does not lock the door. Paint bubbling at baseboard to the bathroom side of front door. Skylight is leaking in guest bedroom with bathroom, see photo below..
6/5/18: The items in the mailbox did not seem important enough to mail so I called and talked to Sandra she agreed.
6/5/18: I found the guest bedroom light on when I arrived , I could not shut it off with any wall switch nor the remote on the nightstand. So I use the breaker to shut it off. The microwave was blinking indicating there was a power failure maybe affected the light.
6/5/18: Based on the lower humidity this inspection I turn the thermostat back to 78°
6/5/18: Checked irrigation as one head on north side of home was leaking slightly but appears to be neighbor’s. Discarded soaked phone book found on drive. Dehumidifier running but need to purchase acshort garden hose for it. Had to empty container for dehumidifier.
6/4/18: AC system not working, called client and then called AC company for repair tech. Shower curtain fallen sometime before my arrival in bath just Off Laundry area.
6/4/18: Humidity level is much better.
6/4/18: Old brush in front yard. Pulled Lawn care extraordinaire dated 6/4 from front yard.
6/4/18: Turn thermostat up 1° to 77° Because humidity has been reduced. Watered plants on lanai.
6/4/18: Watered 3 trees per written instructions on kitchen counter.
6/4/18: Lawn should be cut. Two shutters on the side of the home are not completely down. Drive is being underwashed, see photos below.
6/4/18: I found no additional live or dead love bugs inside your home from what I’ve been cleaned up last inspection.
6/4/18: Water in master bath was a bit dark ran/flushed until clear.
6/4/18: The humidity with in your home is exceptionally higher than most all the other inspections. I turned the thermostat down below the 82 and it was reading in order for it to kick in and I waited several minutes for it to run but hadn’t really brought down the temperature any so I will stop back at the end of the to see if it has worked enough to pull the humidity from your home.
6/1/18: Moved bikes out under the carport as instructed. Turned circle breakers on for water heater in range as instructed. Turn AC system down to 74° in the dehumidistat into the on position for company arriving on the third. I found the thermostat down to 75 and the fan switch to on instead of in the auto position. When this setting is Configured on the thermostat the humidity tends to be higher than it should be mainly because the fan is always pushing air regardless of whether or not it has been is it cooling process.
6/1/18: Found a dozen tiny flying nats around kitchen sink, killed as many as I could. No evidence anything has been painted yet. Cobwebs, dirt, fading etc everywhere. Did not move car, please advise.
6/1/18: Master bathroom shower drain taped.
6/1/18: Smoke detector chirping in upstairs back guest bedroom. Swept debris just inside front door.
