Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,101 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!

5/23/16: Several frog and gecko droppings on the front step for area this is normal for Florida is not an infestation of any type. I placed the key box on the water pipes to the left of the garage they won't fit on any exterior doors with exception to the sliders on the Lanai and I felt the water lines would be more convenient.
5/23/16: AC ran and cooled while I was here
5/23/16: Pool level is low still at skimmer but could use water. I brought in one piece of junk mail not even addressed to either of you.
5/23/16: The AC unit certainly does have some sort of an issue the indoor thermostat is reading 84 degrees it set at 78 so it's 6 degrees over and not keeping up my meter handheld meter shows 84.45 degrees and a relative humidity of 48.49 percent humidity. The humidity level still not too high but we need to have the AC looked at before we really get into the dead of Summer
5/23/16: No floor with work done yet.
5/23/16: Front lawn is a bit long compared to the side yard and could use some mowing it's not over grown but just High . Sprayed a 1/4 gallon weed control on the landscaping stones around the home and pool Lanai. Removed Hughes Pest Control sign from front yard.
5/23/16: Your home is quite comfortable for 82 degrees and 45% humidity
5/23/16: Brought in several pieces of mail move packages from front door to garage found a palm frond in the yard and brought to the front yard I turned on the circuit breaker for the range and set the clock turn on circuit breakers for the bedrooms the world turn the AC down to 72 degrees make sure the unit was running when did the home inspection
5/18/16: What to deliver boxes in garage will the water main was on when we arrived I will turn it off when we leave everything else that is cool and comfortable actually.
5/18/16: The condo is very comfortable as far as temperature and humidity the smell that you asked me to investigate I cannot really smell anything that's odd other than I do smell a little bit of the paint so maybe whatever the realtor did I work the range was on at the breaker I always shut those off there have been instances of those being struck by lightning and the self cleaning oven staying on causing the range to continue to heat until it's over 500 Degrees with no way of shutting off so it's better safe than sorry how water tank is in plug at the wall as well as the breakers are shut off other than that everything seems to be good the water was off and I'm going to turn it off when I leave that's a good thing so it's in very good shape humidity level is under 45% which is where we always want to be actually under 40% temperature in here or did to my meter is 80 degrees which is fine
5/17/16: As I arrived it appears that the sprinklers out front have been running I'll send photos of the wet stones I looked at the sprinkler system I'm assuming Maine box or sub box and it was open as if someone has been working on it I'm not familiar with this type of sprinkler system whatsoever normally the owner has a control panel in the garage and it's an easy set timer I would hate to try to work on this without knowing what I'm doing water is filling Warrior main to the water main water to the house is I'll send you a photo of it as well I'm not sure why somebody must have had the water on there or it could be that the sprinkler systems feeling that up when it runs on the side the grass looks really good both front and back and send photos
5/17/16: I looked at each picture on the wall individually all look just fine from this novice's point of view
5/17/16: Prada couple of palm fronds to the front for General pick up. The pool sweeper was working.
5/17/16: Turn switch off on dock piling major boat what battery charger was plugged in rancor check dehumidifier in garage turned water off on hot water tank turned water heater off at breaker turned range off at breaker spoke to John buy a phone and gave him the particulars on the various temperature and humidity readings
5/17/16: Secondary air conditioner set at 86 reading 80 degrees. Applied one gallon of weed control
5/17/16: When I arrived I found the lights in the garage on I will set them up after I leave.
5/17/16: Fruit trees look good in fact all of the strawberry looks good in the lawn itself is a dry in a couple spots but that's to be expected this time of year
5/17/16: Rat bait still same size still same place. Door jamb strip still sticking to the main door but not too badly when I pull it apart. I checked the said reading is fine.
5/17/16: The line appears to be a little less than green not really dry I'll send a photo I did check the sprinkler system and it is working I looked at the reading several trees have leaves around them the main landscaping around the house there's very little to none just very good just starting up kind of weeds but the trees are bad.
5/16/16: Remove Pest Control sign from yard also a couple of dry spots (sending photos) in the lawn Swept over 30 of those little worms from the floor carpets did not look like a been vacuumed everything else looks fine.

5/16/16: some debris on the pool cage top along the roofline I'll send photos.
5/16/16: Cleaned bath guest bath toilet lid and seat had slight mold growing on them and then left them open for better air circulation. A Seer and while I was here and cooled properly.
5/16/16: Both thermostats working properly that I can see no indication that the battery levels are low humidity downstairs was under 40% and the temperature was right where the thermostat was reading up stairs it was under 45% and the reading was where the thermostat was reading the temperature reading I can't find anything wrong here than home feels very cool for the temperature it's very comfortable in here.
5/16/16: I'm a bit concerned about the thermostat and it's reading the past two inspections the reading has been the same set at 77 reading 75 degrees however my meter is telling me each time it's much higher the temperature in here 3-4 degrees More the humidity level is still acceptable however it's something we really need to monitor closely
