Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,037 service calls we have performed 27,853 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/16: AC unit running properly and the home is cool and dry
7/13/16: Grass crew is here I'm going when I arrived
7/13/16: Set the humidistat back to 57% based on humidity levels and overall feel within the home.
7/13/16: Brought in several pieces of mail. Watered before plants on the Lanai. When I opened the door to your home the alarm went off 6 steps into the door so I made my way to the pad and shut it off something's not right there. Watered the plants near the front door.
7/13/16: Weeds were quite a bit out of control applied one and a quarter gallon of weed control. I'll be prepared to lay down at least another quarter of a gallon next inspection. Turn the ceiling fan off in the dining area no need for it to be on.
7/12/16: Found a stream of live carpenter ants on the left side of the home going up the side of the home and across the garage door to the other side of the garage door and the plant there in the front. Found no evidence of ants inside the home as of yet but these are all lies and several hundred you may want to call exterminator. Sending photos by email
7/12/16: Back palm tree needs trimmed not sure who's supposed to do that sending photo. Lawn looks good. Some debris from the building of the home next door in the yard picked up.
7/12/16: Paintings all look as they have in the past. Suaved the toilet and had a little mold at the waterline left toilet lid and seat up to get better air circulation.
7/12/16: Downspout by satellite dish off again reinserted.
7/12/16: Boat still plugged in. The smoke detector in the master bedroom is chirping needs a battery. Humidity meter on the kitchen counter shows 42% and 83.7 degrees Fahrenheit. No moisture in Tubs on Lanai.
7/12/16: AC system not working. Breaker was off last inspection turned it on and thought it was Cooling however home exceeds 90 degrees on thermostat and the meter is showing close to that my meter reading. He definitely look at this
7/12/16: The second bedroom AC was set at 86 reading 82 degrees my meter reading 54.2% humidity and 81 degrees. Found a foam football in the Landscaping behind the hole next to the pool brought into home.
7/12/16: Poem to Truly Nolen signs from the yard both dated 7/11. Brought several palm fronds to the front for pickup. Pool level is acceptable and clean. The humidity inside the home was 62% Plus so I turn the humidistat down to 52% from 55%. I'm a little concerned that the humidistat may be wrong as it should be turning on anytime it's above 55% within the home.
7/12/16: Water was half on half off, sending photo. Full level acceptable and clean.
7/12/16: What several pieces of debris from the trees to the front for pickup pull a few weeds but it looks like all the weeds are well under control. Pool looks good pool levels good clean pool and I could even smell the chlorine as I walk by.
7/12/16: Sending mail today. Weeds growing in the stones around the home not sure who is doing weed control but they should apply some. Pool level is to the top of the skimmer port.
7/12/16: Lawn mowing company was here when I got here. Pulled a pest control sign date at 7/10 out of yard.
7/12/16: Brought three palm fronds to the front for pickup. Started both cars. Cool level is somewhat low to the bottom side of the skimmer port without rain in the next day or two it will need filled. One plant has been pushed over probably by the wind sending photo.
7/12/16: Just about every flower bed landscaping area has some weeds of some type. Sending photos. Tested sprinkler system. Lanai has some water that had been forced from a rain up underneath the storm shutters not much it should have a evaporate. Replaced AC filter when I pulled out doesn't appear to be dirty at all. Guest bathroom tank flap should be replaced toilet runs constantly if water is left on.
7/11/16: Garage 48.7% hmidity and 94.9 degrees. Edges around all the landscape of concrete have not been trimmed bunch of weeds in the stone still and weed starting to pop up all over in the driveway stone as well sending photos.
7/11/16: No homeless tenants. The upstairs temperature using my meter is 79.9 deg and humidity is 55.0%
7/11/16: The Mercedes Hood insulation fell off onto engine compartment sending photos. To dead plants bushes out front some photos. Had to free garbage disposal in order to run it.
7/11/16: The pool level is above the skimmer opening right to the bottom of the top side of top tile. The pool cage hand surrounding concrete could use power washer. Bushes on corner slant of cave are pushing against the screen and causing it to go in they should be trimmed. Sprinkler head broken off on path to the doorway Sending photos.
7/11/16: Took a picture of the weeds in the stones getting pretty bad actually.
7/11/16: Swept up 4 worms. Found 7 ants on back window sill living room 3 live, 4 dead. Found none on the exterior back part of condo near window.
