Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,209 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/10/17: Plants around pool cage removed. Pool level low but acceptable. Bags of yard clippings in front landscape circle. Brought mail in, 2 certified mail notices, sending photos.
4/10/17: Ultility room light was on upon arrival, I turned off. Dry spots in front and back yard, back is very sandy and large.
4/6/17: Upstairs AC set to 78 reading 79, meter reads 79.1 degrees and 66.5% humidity. Ran both systems to ensure they were putting out cold air, they were. Turned the main thermostat to 77, brought humidity down to 62.5 almost immediately. The longer it runs at this setting the more humidity it should pull from the air.
4/6/17: Main AC was off, turned on set to 78. Upstairs AC was off turned on, set to 80. Put rear shutters brought in cushions from lanai. Exercised car. Key fob needs battery.
4/6/17: Set main thermostat to 78 set humidistat to 50%. Upstairs thermostat to 78 and humidistat to 50. Start car, moved, checked damp-rid.
4/6/17: Ran car during inspection.
4/4/17: Humidity is borderline high. Dry spots in back yard.
4/4/17: One strip from the floor in front of masterbedroom has lifted, sending photo via email. The home boarderline high humidity and this could have caused floor to expand. I have to try to bring down humidity a bit but AC will not come on. Got it to come on finally. I set the humidistat to 55.
4/4/17: Moved the humidistat down to 50 as the humidity level is above 60%. AC kick on and the air was cool. The wood flooring creeked a bit as I walked around, not sure if that is normal.
4/4/17: Master bedroom thermostat set to 80 reads 80, humidistat set to 45%. Hand held meter reads 81.8 degrees and 61.1% humidity. Applied 1/2 weed control. Both humidistat controls do not click off until 60% is surpassed indicating to me they read the humidity is above 60% however neither AC unit is running. Moved the thermostat in the bedroom to 78 to kick in the AC. Could not get main AC unit to kick on using either humidity controls so moved the set temp to 80 AC kicked on.
4/4/17: Water was off upon arrival, I turned oof when I left. Dead decomposing rat on front side walk, placed in zip lock bag then trash container. Brought 2 palm fronds to the front for pick up.
4/3/17: Tom Tynes was here installing side garage door.
4/3/17: Picked up several pieces of construction trash in the yard walked over to their dumpster. Brought in garbage cans and mail. Watered 4 plants on lanai. Watered 4 plants next to poil cage on the side where hose is located. Water 3 plants inside home.
4/3/17: Brought in garbage container from road. Several lights were on, kitchen over bar, Julia's room, bath next to Julia's room and the exhaust fan in that bath. Overall fairly cleen but could use some sweeping. Dishes in both sinks but neatly stacked un sinks. No beds made with the exception of master bedroom. Could not smell that anyone had been smoking inside, however found one butt on outside stoop.
4/3/17: Things certainly look different inside it won't be long now you'll be a Florida resident. Moved thermostat setting to 78 based on low humidity reading today and past report settings.
3/30/17: Brought in one piece of mail.
3/28/17: Mailbox empty. Gutter in back of home bent down some, was last year too.
3/28/17: Master bedroom thermostat set to 80 reads 75, hand held meter reads 76.8 degrees and 55.1% humidity. Brought 8 small coconuts to the road for pick up.
3/28/17: Ran car during inspection. High humidity reading is probably due to AC not running during the early morning when temps outside is low (currently 75 outside). I ran the AC and it felt like it was pushing cold air.
3/27/17: Leave on for guest that are arring tonight per client. Called client AC set very low. Brought in clothing package from mailbox.
3/27/17: I found two dozen sugar ants on the kitchen counter, I killed them. There are plants that have been torn out along pool cage, sending photos. There is a ne door laying up against attic ladder in the gatage. The pool pump motor is making quite a racket, will try to send video so you can hear.
3/27/17: Brought in mail, sales flyers.
3/27/17: Brought in pool company work notes from lanai table. Pool heater time box was open, I closed it.
3/27/17: Brought in mail, mainly sales fliers. 2 letters from comcast. Sprayer found next to outside AC unit, sending photo. Weeds groing at edge of drive sending photo.
3/21/17: Drove car today.
