Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,455 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/21/18: Ice fell on floor when opening the freezer, gasket is deformed. Master bathroom shower drain taped.
5/21/18: Circuit breaker was tripped for fridge and garbage disposal. Removed cranberries from freezer.
5/21/18: The AC system has not been running near as I can tell the humidity was about 70% almost immediately when I put my meter down. Look at the circuit breaker‘s and the one that is on the left that says AC was on however the second circuit breaker on the right down from the top is the heat it needs to be on but it was in the off position. Without the heat breaker system will not run the outside condensing unit will not run. I have set the dehumidistat down to 50% and the thermostat to 72° in order to radically remove the humidity. I will come back and check the unit before I leave Venice several hours from now.
5/21/18: All appliances in the garage with exception. Water heater was on shut off at breaker. Water is on I searched for quite some time did not find the valve. The water is still on. The settings on the thermostat are not changed thinking there may still be drying paint. Master bath toilet is shut off at the wall, did not flush as I am not sure why. Didn’t venture into the kitchen too much in the way.
5/21/18: Found front door deadbolt unlocked, locked upon my departure.
5/18/18: Water off at 2004.
5/18/18: I move the dehumidistat to 55% and the thermostat down 1° to 77° to help battle the humidity within your condo. The AC system came on and is running and is cooling it’s just very humid outside and running at 60% maybe too high this time of year.

5/18/18: The humidity inside the condo is still mid 60s but neither of the thermostats have reached 78° are both at 77 so that could mean the AC hasn’t ran all night thus humidity would be high. I drove the car today much better weather. The car battery was low I could tell when I turned it over to start it. When I reconnected the battery charger I made sure first that the light came on and second that there was a slight arc on the negative post both were present. So the charger is working.
5/18/18: The grass has improved a great deal see photos below. Thermostat in the hall two back bedrooms read 90 set at 80, meter read 54.2% humidity and 78.7 degrees. Master bedroom thermostat set at 80 read 80 and meter read 57.8% humidity and 80.1 degrees. Car was fine.
5/18/18: Met alarm company technician this morning. High humidity is not uncommon during this time of day/year outside and inside. AC is working. Alarm tech replaced living room motion sensor.
5/17/18: I moved both thermostats to 74 from 76. I also moved both dehumiditats down upstairs to 57 and downstairs to 55.
5/17/18: Moved both thermostats down to 78 from 80 to help bring down humidity.
5/17/18: AC not working
5/17/18: Front shutter was down upon arrival, put down before leaving.
5/15/18: Turned thermostat back to 80 based on past inspections and current humidity levels.
5/15/18: The humidity and musty smell concerns me. To mitigate I’ve adjusted the humidistat down a few percentage points below where it clicks on which is 55%. I’ve also adjusted the thermostat to 78°. It may be that the humidistat is it calibrated properly as my handheld meter has humidity at about 63% in the home. It’s imperative that the system runs long enough to pull the humidity from the home we can always make an adjustment next inspection to move it closer to where you set it to begin with.
5/15/18: AC fan/air handler is running but outside condensing unit is not. Air is not cooling and humidity is borderline acceptable. I have shut the unit off at thermostat.
5/15/18: Set thermostat to 77 degrees from 76 based on current and last inspection humidity reading.
5/15/18: Brought several palm fronds to front for pick up.
5/15/18: 13x5kl error message on alarm pad, alarm was off upon a arrival. I was able to test alarm did arm when I left.
5/15/18: Left water main on. Turned thermostat to 74 and dehumidistat to zero. Turned all circuit breakers on and put wire bar down on ice maker. Walked around home at end of inspection to make sure no water valves were running/leaking.
5/15/18: Seawall repaired, see photo
5/14/18: Front yard very brown. Only one box at front door. Groceries in garage near door , brought into home. Found Bankers Ins letter and will forward.
5/14/18: Brought in mail and pool slips from lanai.
