Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,615 service calls we have performed 28,296 have had issues that needed to be addressed/reported to the client!!

9/12/17: GOOD NEWS! No visually apparent damage was found during my comprehensive inspection of your condo today!
9/7/17: Walk thru check of unit to ensure storm readiness.
9/12/17: No visual damage could be found of your home with the exception that flooding had occurred in the garage. Indications are it was a fee inches deep. All has receded since and little to no damage could be seen.
9/12/17: GOOD NEWS! No visually apparent damage was found during my comprehensive inspection of your condo today!
9/13/17: During my post storm inspection I found the following water damage in the guest bathroom, see photos. One photo shows what appears to be loose shingles.

9/7/17: Walk thru check of unit to ensure storm readiness.
9/16/17: Called client to provide verbal post storm report. No visual damage to home, damage found 2 plants leaning or blown down and wood entry slats missing or loose, see photos below.
9/12/17: No visually apparent damage inside your home. You have power, AC ran while I was there. Your lanai screening has one bad spot, 65% of your seawall collapsed see photos.
9/30/17: AC not working. Talked to AC company scheduler a few days ago, she said a tech was scheduled to put a temporary blower motor in on Thursday to get the system running. Not sure what happened.
9/30/17: Carpets look good. Water spot on living room ceiling has developed since last inspection, see photos below.
9/30/17: Watered 3 plants on the lanai.
9/30/17: Found heavy mildew on steering wheel and manual brake handle, wiped all front hard surfaces off. Before and after photos below. Damp-Rid containers are half used.
9/30/17: Small water spot has developed on the ceiling just inside the master bedroom, photo below.
9/30/17: Drove the car.
9/13/17: Phoned client directly from their home. No visually apparent storm damage from Irma was found, no photos were taken.
9/13/17: Your home has no major apparent visual damage from Irma with the exception of photos below. Your electric is on and your AC cycled while I was there. Ice in the ice tray is still well formed but stuck together so I suspect the electric was on during or back on shortly after the storm. You had several tripped breakers (9, 11, 14, 16, 18 & 20). Breaker affected your alarm as it was not responding upon arrival, I set it when I left. Vent shown in pics is the kitchen ceiling vent.
9/14/17: You have had a leak in the living room next to the fire place. I saw a set of loose shingles on the roof but cannot determine where they came from see photos. Nothing damaged inside that I can see just a spot on the ceiling that got wet. Humidity in your home is 49.7%. You have electric and it was running when I was there.
9/8/17: Cut pool cage screens as per client's instructions. Brought in plant, 2 wheeled cart and glass top table from lanai. 11:15am to 11:30am w/drive time.
9/17/17: Dan, Your home has no major visual damage that I can see from the ground. Not having been there before I did see some spots on the ceiling that puzzle me. They may have been there before Irma. I also found several shingles in the yard but cannot see an obviously place they came from or it could be someone else also. The ice machine was on and full, I emptied then shut fridge off (garage too) left doors open. The water heater was on I shut off at the breaker. Ceiling fans were on but not necessary. Thermostat was set to 77 moved it back to 79. I would suggest we get a roofing company to look the roof over to ensure no shingles are missing. The garage appears to have water pushing under the door could be reoccurring or one timevduring Irma. Some mold on garage ceiling at the door. Some plants were blown over and the yard needs to be cut.
