Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,302 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/21/17: All sink and shower/tub drains taped closed with the exception of kitchen and master bathroom sinks, ran water in these. Toilets had toilet bowl cleaner as fluid and were covered with saran wrap.7/21/17: It appears the roof may be leaking in the front kitchen corner away from the door, see photos below. Sent better photos by email. Locked main water valve.

7/20/17: Both refrigerators in garage area where not working. The double door fridge contents had seeped out and needed to be cleaned. All perishables had to be bagged and removed from the premises. Photo below. Generator light was NOT green. North side water valve was off. Called client, he suggested I try an extension cord to the larger fridge, it began to run. He also suggested I check all exterior ground fault receptacles. I did so but did not fix electrical problem. Checked all breakers found Bed#3 tripped but did not fix basement electrical problem. Left the smaller fridge with only beer and water off. Client was going to call an electrician. Several real estate flyers left of front bench, brought in, see photo below.
7/20/17: Visual check of boat and SUV.
7/20/17: Water main was on upon arrival, off upon departure. Small vase was on master bath floor and chipped, see photo below.
7/19/17: Gutter in back still unattached.
7/19/17: Water main was on upon arrival. Lights just inside front door were on upon arrival. Water heater switch was and is off.
7/19/17: Alarm went off, called client to disarm. Brought in several pieces of mail nothing appears to be urgent.
7/19/17: Grass and weeds growing in cracks of concrete and landscaping.
7/19/17: Reset Xfinity modem as requested by client.
7/19/17: Turn pool heater off. Turned RO system off.
7/19/17: Lawn appears not to have been cut for a minimum of 2 weeks, see photos below.
7/19/17: Replaced all Damp-Rid containers and are scene tubs.
7/19/17: Weeds under control with the exception of the front left palm tree, see photo below.
7/19/17: Weeds in landscaping generally indicates home is unoccupied see photos below
7/19/17: Weeds growing in cracks of concrete and stones. Pool cage needs power washed
7/19/17: Garage ceiling has spot that appears a roof leak occurred, I have no notes or pictures from previous reports. This may be new, see photo below.
7/18/17: Bushes need to be cut back as well as weeding needs done. Mowing crew not blowing off back stoop area to lanai. See photos below. Smoke detector in hall between bedroom and shared bathroom needs a battery.
7/18/17: Smoke detector battery just outside outside of utility room needs replaced. Is that a condo maintenance issue or yours? I will replace if asked to do so.
7/18/17: Fridge exterior water dispenser leaking slightly. AC filter collapsed, replaced. Thermostat batteries needed replaced, could not find in draws, used new batteries I carry just for this type of issue.
7/18/17: AC filter needs to be replaced 20x20x1
7/18/17: AC filter collapsed, see photo below. I replaced.
