Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,456 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/12/18: Brown water came out of the two master bath sinks for about a minute and a half I ran all the sinks and tubs extra long, the entire inspection. See photo below.7/12/18: Ceiling leak in master bedroom, see phot below. Notified office.
7/12/18: I set up the new dehumidifier in the storage room. I broke the composite screen door cylinder brace, see photo. I will pick up one to replace it. Left side master bath sink trap is leaking. I have tagged both the fixture and the point under the sink where it leaks.
7/12/18: Everything was closed up correctly with the exception of the thermostat. In the past at the instruction of your AC tech we need to have the dehumidistat set to the on position it was set to 60 as the little tag on the dehumidistat says to do. I said it to the on position before I left the AC came on and is cooling.
7/12/18: Replaced Damp-Rid bags in car. Message on both thermostats, see photo below.
7/12/18: Terry is/has been helping water your plants the week in between when I don’t do your condo.
7/12/18: Couldn’t drive car as the battery is still dead, will contact L. Blaine to determine progress of repair.
7/12/18: I do not believe the upstairs AC unit is running correctly. It is not blowing air even though the thermostat is calling for cooling. The cool on which generally flashes when it needs to turn on but doesn’t it is solid which means it should be running and blowing air and it is not. Humidity and temperature upstairs are acceptable but it should be looked at to ensure it’s operational.
7/12/18: Moved the upstairs thermostat to 78 degrees from 77 based on humidity readings.
7/10/18: Weeds growing in the cracks on the lanai.
7/10/18: Turned off all breakers related to shut down of home. Unplugged garage door opener and secured garage door. Turned thermostat back to 80 degrees. Opened doors of fridge to ensure it dries out and shouldn't have an odor.
7/11/18: Removed all items instructed by client to discard.
7/11/18: Watered exterior potted plants.
7/11/18: Brought in pool slips from lanai.
7/11/18: No kitchen appliances other than a new refrigerator which is off doors closed. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no toilet, no sink and no tub to run water into. I unplugged the washer and bed frame as requested. You have a feathered squatter, see photo below.
7/11/18: The Rainbird Irrigation control panel was/is displaying the correct day and time. Weeds still growing in cracks of driveway and landscaping. Trap in guest bath is leaking. I have tagged the fixture and the trap where to find the leaked.
7/11/18: Brought in telephone book from font screen door area. Weeds growing in cracks of lanai area.
7/11/18: Removed a Fahey pest control sign from front yard dated 7/2/18. Most of the fixtures with in the house had discolored water, the one guest bath tub had sediment in it that I cleaned out see photo below. You have a lot of air in the lines and with the sediment I let the water run for quite some time trying to illuminate both the air and the sediment.
7/11/18: Because your thermostat calls to a point of 3° under the setting I decided to move your thermostat setting to 79° from 77°. As well the humidity is very acceptable.
7/11/18: Lawn very brown see photos.
7/11/18: Poured 4oz of vinegar down HVAC condensation evacuation pipe coming out of the air handler.
7/11/18: Smoke detector in the front entry hall and the one just above the sliders in the living room are both chirping they need the batteries replaced. A ladder is needed or I would have replaced them.
7/11/18: Poured an ounce of bleach down with the AC condensation evacuation tube as requested. Back driver side tire flat on car. Battery dead on car could not start. I brought my air compressor and filled the back driver side tire to 34 pounds. The passenger side rear tire was down to 10 pounds I filled it. The front driver side was down to 21 pounds I filled it.
7/11/18: The pool level is extremely low about an inch to the bottom of the skimmer port, see photo below. The pool needs water as quickly as possible. The water pressure in the shower was better today than last inspection.
7/11/18: Your grass is excessively long it almost looks like your house has been abandoned see photos below. I set the dehumidistat to 50 from 55 to help mitigate the humidity.
