Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/16/18: Watered 3 trees per written instructions on kitchen counter. No woodpecker holes.7/16/18: Moved thermostat back to 78 degrees based on humidity readings.

7/16/18: Even though I’ve been watering the plants on the lanai each time I come the one in the far corner is half burnt and the other one about a quarter but should they be getting so much son possibly? Photo below.
7/16/18: Pulled a Truly Nolen pest control sign from the front yard, dated 7/14/18.
7/16/18: Poured vinegar down HVAC condensation tube.
7/16/18: Home defense receipt on the door, brought inside. Circuit breaker’s for a bedroom two and three were tripped I reset them.
7/13/18: I shut the water off at all fixtures before leaving property.
7/13/18: I noticed a small gap on the bottom left corner of the right garage door. I saw multiple lizards come in and out through this gap. It is recommended that the gap be sealed to ensure that nothing can get in or out of garage. See photo
7/13/18: Small Nats found near kitchen sink, many cobwebs found as well.
7/13/18: Smoke detector on wall in living area needs new batteries. Freezer door now frozen shut.
7/12/18: Front entry hall smoke detector is chirping, battery needs replaced. Removed and replaced all Damp-Rid bags.
7/12/18: I moved the upstairs thermostat down to 77° to help mitigate the humidity upstairs. I am move the downstairs thermostat to 79° to help bring down that humidity. I like to see humidity at 60% or below.
7/12/18: The smoke detector in the front hall is chirping, the battery needs to be replaced.
7/12/18: Light mildew on steering wheel and seats of convertible. I found the two dryers in the storage room and hook both up one in each car.
7/12/18: Water is off at 2004. Removed damp rid bags and replaced .
7/12/18: Brown water came out of the two master bath sinks for about a minute and a half I ran all the sinks and tubs extra long, the entire inspection. See photo below.
7/12/18: Ceiling leak in master bedroom, see phot below. Notified office.
7/12/18: I set up the new dehumidifier in the storage room. I broke the composite screen door cylinder brace, see photo. I will pick up one to replace it. Left side master bath sink trap is leaking. I have tagged both the fixture and the point under the sink where it leaks.
7/12/18: Everything was closed up correctly with the exception of the thermostat. In the past at the instruction of your AC tech we need to have the dehumidistat set to the on position it was set to 60 as the little tag on the dehumidistat says to do. I said it to the on position before I left the AC came on and is cooling.
7/12/18: Replaced Damp-Rid bags in car. Message on both thermostats, see photo below.
7/12/18: Terry is/has been helping water your plants the week in between when I don’t do your condo.
7/12/18: Couldn’t drive car as the battery is still dead, will contact L. Blaine to determine progress of repair.
7/12/18: I do not believe the upstairs AC unit is running correctly. It is not blowing air even though the thermostat is calling for cooling. The cool on which generally flashes when it needs to turn on but doesn’t it is solid which means it should be running and blowing air and it is not. Humidity and temperature upstairs are acceptable but it should be looked at to ensure it’s operational.
7/12/18: Moved the upstairs thermostat to 78 degrees from 77 based on humidity readings.
