Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/23/18: Brought in several pieces of mail photo below if 3 I thought may be important.7/23/18: The one plant in the far right corner of Lanna and that I took a picture of last week is all booked burnt up this week see photo below. There is some green yet on it hopefully in the shade it will come back. The guest bath room sink is draining very slowly the trap probably needs to be cleaned.
7/23/18: I ran the kitchen sink slowly in order to get some water into the trap without it building up enough. Did not run disposal.
7/23/18: Moved thermostat back to 78 degrees based on humidity readings.
7/23/18: Pulled West Coast Landscaping sign from front yard dated 7/20/18. Watered 3 trees per written instructions on kitchen counter. Cycled dishwasher as instructed by client, door open to dry. Left side master bathroom sink stopper will not open.
7/23/18: Ran water through exterior fridge door.
7/23/18: Down spout sections blown off back by pool, same as last service date, should be screwed together, I pressed it back together. Home dDefense service paper in landscaping, brought inside.
7/23/18: No evidence of pests in attic entry area. Weeds growing in lanai, see photos. Smoke detector is chirping in the master bedroom, needs battery replaced.
7/23/18: Top of freezer has some condensation which I dried up, could not find a reason for this, I will keep an eye on it next service date.
7/23/18: I am a bit concerned about the higher humidity inside the condo today as opposed to the other service dates. I lowered the thermostat from 78° to 76° to bring that humidity down. I like to see humidity under 60% but up to 64 or 65% is except a bowl for a short duration.
7/23/18: The HVAC lines out of the air handler have condensation on the outside and dripping on the garage floor, see photos below. This is generally not on the common at this time of the year because of how humid and hot garage just get and be condensation tube insulation just doesn’t enough. But I did want to point this out in case you came in to see this in the future. Something was digging in the mulch next to the pool cage picture below didn’t get in didn’t dig much deeper not sure what it was.
7/23/18: The yard out front is looking very poor see photo. I set the thermostat to 75°, I left the door between the garage in the home unlocked, I did not set the alarm system, I turned on the water heater, I filled the water softener with salt pellets and answered all circuit breakers are on.
7/3/18: Check on roof cleaners
7/20/18: Drove both cars to the gate an back. Weeds growing back on drive way and pool area. Clear long shutters out against counter I parked the SUV over a bit for clearance. Some debris not yet picked up by lawn care company.
7/20/18: There’s still a lot of the equipment from the painter in the garage and on the outside round the corner from the garage so I’m showing to you and pictures last inspection. I move the thermostat in the bedroom area up to 78° from 75°. The shutters in the back have not all been closed so I’m assuming the painter still has more to do but if not let me know when I can close him. I drove the golf cart out to Club Dive the long way and back.
7/20/18: Master bathroom toilet was making strange sounds during the refill cycle after flushing, this could be due to a failing fill valve. The guest bathroom toilet is also filling extremely slowly.
7/20/18: I watered both plants on the lanai. I could not get the left sliding glass door to lock after several attempts.
7/20/18: Water was not ran in the guest bathroom tub due to items stored inside.
7/20/18: The humidity levels are very acceptable for both the upstairs and downstairs.
7/20/18: I checked the attic and found no evidence of a leak, moisture level appears normal.
7/19/18: Based on the past several readings in your storage room and the fact that the dehumidifier has more running each time but the minute he so high I would say it’s not working anymore. I checked the evacuation to to see if there’s any moisture in it and it’s dry. I think it may need replaced.
7/19/18: Half bathroom toilet handle tends to stick you must jiggle it in order to get it to shut off.
7/19/18: Emptied dehumidifier bucket.
7/19/18: Refilled/replaced all Damp-Rid containers/bags.
7/19/18: Guest bathroom toilet leaking at gasket. The nuts to tighten the tank are corroded and should probably be replaced. I’ve turned the water off at the wall to the toilet and tagged the toilet as leaking from tank.
