Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

4/16/18: One of the top lanai screens has fallen down probably in the storm yesterday. In the shed I see one window that has some small leaking around it not sure if that was there before hadn’t really check for leaks until after we had some real significant weather and raining as we did yesterday. See photos below
4/16/18: Retrieved Nissan Fab with leather key chain to be mailed. Checked air dryer in car it is performing as it should.
4/16/18: Brought in Hughes pest control flyer from under front door mat. Small spot of moss growing one aluminum stud of pool cage.
4/12/18: The tile on the lanai is very chalky looking probably from the time that we didn’t have the panels up and saw you might wanna have somebody clean that to give it a better appeal. The windows on the lanai looking out the glass windows could use cleaned as well.
4/10/18: Hooked up dehumidifier.
4/10/18: Set thermostat to 79 degrees
4/10/18: Buried cable in back yard area, see photos below.
4/10/18: Package at front door, brought inside.
4/10/18: Wall to the right of the entry to the kitchen is 100 inches. Sofa and one end table 110 incuhes. The over head light in the garage was on I turned it off. The photo below of under the sink shows a water spot which is dry, this phot is to document for future reference. The water level of your pool was below the skimmer Port when I arrived I shut the pump off at the timer box. The pool needs attention immediately to be turned back on. Front door knob lock was not locked. Door between garage and home was not locked.
4/10/18: To answer the question on your notes Ian About the thermostat the actual reading on my hygrometer is 78.2° so keeping it at 75 is really like being at 78 for some reason with your thermostat if I moved it to 77° then I would be 80 your humidity however today was right where we want it to be and am I think it’s a good setting as long as your bill isn’t too high.
4/10/18: Temperatures of fridge & freezer see photos below. Home is in very good condition no smells vey clean.
4/9/18: Light over range was on, I shut off.
4/9/18: Landscapers were here cutting the bushes see photos. Is the smell in the garage but I can’t quite identify nor find the source of it isn’t the recycling bins as nothing dead that I can see but there is definitely a smell.
4/9/18: Lawn is getting brown may need sprinkler system serviced. Paint peeled front of garage see photos below.
4/9/18: Tri-cycle in carport see photo below
4/9/18: Light switch on floor of master bedroom closet see photo below
4/9/18: Thermostat and AC system was set to off. Since it’s getting much warmer supposed to be the 90 today I turn the AC thermostat on and set at 87 as in past inspections.
4/5/18: Turn thermostat up to 78°. Found a comforter in the washer with the door shut that was slightly wet in the door had moisture on it I filled it out later over top of the leather sofa it should dry there. I left the door open to the washer so it will dry. Checked all windows and doors I were locked. I could not find a manual for the lock on the door. I went on to YouTube tried to look at videos my connection here will not allow video to play on my phone. I found some written instructions for the quickset 1000 clicks at 9:10 and I think nine some other number however each time I used those instructions I could not factory reset the lock. Changed AC filter too, very dirty.
4/5/18: Shutters on the lanai were already down. AC was already set to 78° 60% humidity. Water heater was off at the circuit breaker. Doors to dishwasher and washer we’re already open. I took the batteries out of the television remote. I didn’t have a penny with me however I found a paperclip in the one drawer so it is on top of the ice in the little plastic tray. There was no ice in the ice tray. The key to the Toyota was upstairs in the drawer I could not find one in the car so I took that Key down to the car. I fly Denver fan in the master bedroom and set the timer to run a fan from 2 PM to 5 PM the hottest part of the day. I see nothing in the fridge to be removed, see photo below.
4/3/18: I watered all exterior plants. Lawn is A few shades greener.
4/2/18: Got key from lanai fridge. Went back in to check toilets stopped running since leaving water main on.
4/2/18: Several ant colonies along driveway.
4/2/18: Found outdoor chairs cooler and fishing pole in the front of the house behind the bushes but in front of the house sending photo below. Watermain was on shut off after I finished.
4/2/18: Inside door leading to the garage is now unlocked.
4/2/18: Turned water heater gas setting to off and garage Ted main valve is off as well. Water main is off as well.
