Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,396 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/18: No brown water from any fixture today.
8/9/18: Replaced Damp-Rid bags in car. Shut off washer valves see photo below
8/9/18: Watered the 2 plants on the front lanai.
8/9/18: I did not see any ants in the kitchen this time. There are no fixtures in the master bath as it’s being remodeled. I cannot get to the master bedroom as it is taped off by the contractor. As I walk through a door that was shut I inspected the area and shut it behind me when I was finished. As well if the water was turned off at the sink I turned around to run at it then turn it back off. It is also a good idea to make sure that the contractor knows that I’m coming in and out so that there are no water lines left open.
8/9/18: I am very concerned that the AC system has not been replaced yet I spent some time looking at possible problem areas from mold or mildew the only thing that I saw was the chair of that I show you the photo of the lotto not sure if that’s part of the pattern or if that’s a light mildew that starting.You should check with the company replacing the AC system and if it’s going to be much longer we should think about putting in a portable dehumidifier.
8/9/18: The downstairs AC system is working, However the upstairs AC system is not. The thermostat is set to 78° and the dehumidistat is set to zero the thermostat reads 80° it shows that it is cooling but there’s no air blowing whatsoever.
8/9/18: Shut the guest bathroom toilet off at water valve. Replaced the master bedroom closet Dam-Rid bag.
8/8/18: Watered exterior potted plants. I had to use the bypass code in order to set the alarm. I tried several times to close the door hard, even held it tightly and nothing worked.
8/8/18: Weeds in backyard are overtaking the landscaping, see photos below.
8/8/18: Below are pictures of what the yard looks like in the troubled areas. That looks pretty good compared to last time I was here. I check the irrigation system timer box it was set to the proper day and time. All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 44.2% humidity 82.3 temp; Master bath hall 46.4% and 82.1 temp. Right in several pieces of mail mostly flyers however three are pictured below I wasn’t sure about and thought they may be important.
8/8/18: No kitchen appliances other than a new refrigerator. No kitchen sink or cabinets so I couldn’t run the water. In the master bath there is no toilet, no sink and no tub to run water into. The feathery guest have moved on.
8/8/18: Weeds growing in the landscape stones and driveway cracks see photo below. Not sure if your thermostat is calibrated properly as both hygrometers have temperature readings at 76 degrees. Security system update took over 25 minutes after alarm was deactivated. Yes
8/8/18: Some weeds growing in the corner or the pool cage, see photo below.
8/8/18: Brown spot in front yard a bit better, however the right side yard is browning terribly see photo below. Weeds growing on the lanai, I pulled the larger sized ones.
8/8/18: The vegetation has grown together on the left side of the home see photo below. Make it a practice not a walk-through areas like that there are too many poisonous spiders, catapillars and snakes that like to hang out In those kinds of areas. The brown spots in the lawn her about like they were mentioned in past reports
8/8/18: Entry hall and a living room both are chirping batteries need replaced.
8/8/18: Poured an ounce of bleach down with the AC condensation evacuation tube as requested. Back driver side tire flat on car. Battery dead on car could not start. I did not bring my air compressor today.
8/8/18: Weeds are very high in the landscaping. Small ceiling spot between dinette and ceiling vent that leaked last year. Both toilet bowls were empty of water and moldy see photos below. Main water valve drips once per 3 seconds much like last year, but I am assuming it stops over time as it did last year as well. Soffit water damaged in several spots around the home, photos below.
8/8/18: The pool level is below the skimmer port. The pool pump does have water circulating within it as I can see it through the sight glass.
8/8/18: I pulled an Arrow Pest Control sign dated 8/7 from the front yard. The lawn looks much better however it is a little long and could be cut but it’s not excessive as it was the last service. I cleaned each toilet bowl.
8/7/18: Open home for client's arrival 8/8/18
8/7/18: The lanai concrete and cage screens needs power washed.
8/7/18: Replaced AC filter as requested.
