Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,460 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/4/18: Found ceiling spots over the kitchen bar near hanging lights. Below is a photo of the ceiling and another of the roof from the front of the condo. I believe the problem is at or near that peak on either side.9/4/18: SUV has mildew on the front seats, photo below. I found the water main on upon arrival. I am confident this was not left on by me last service call. We have the practice of placing our keys on the water valve there’s absolutely no way we can drive away without shutting the water off.
9/4/18: More pest droppings inside shuttered lanai area, just about reaching the level from the end of last season. Side walk becoming impassable needs to be trimmed back, see photos below.
9/4/18: A pool cage door that was supposed to be locked was unlocked, photo of it below. Watered the large plant on the lanai (1 1/2 quarts) and 2 cups of water in the small plant. Pool level middle of skimmer port. Pool clear and clean. No pods on any trees/plants. Found several dead ants in the hall just in from the garage, along the 3 section glass dining area window and in the tub of the master bath none were alive, see photo below. I cleaned all these up.
9/4/18: Photos below of brown spots that appear to be a bit worse. The photo below of the green cylinder out front shows water leaking from under it at a pretty fair rate, should be looked at very soon.
9/4/18: Spots on ceiling along main garage opening do not appear to be worse, photo below. Weeds growing in the cracks of lanai pavers along edges near pool cage, photo below.
9/4/18: Guest bathroom ceiling spots appear to be worsening, see photos below. Pool debris more than likely from the gusty winds yesterday. Brought several palm fronds to the front for pick up.
9/4/18: I have not seen or collected pool service slips for some time now.
9/3/18: Breaker #27 (front foyer) was tripped, I reset it.
9/3/18: Weeds growing out of cracks of lanai area, as described in past reports.
9/3/18: Mold on the ceiling of lanai has not worsened. The spot in the garage I have been watching appears much worse over the last two weeks. Another spot has developed near it see photos below. We have had a lot of rain.
9/3/18: Some mail that may need forwarding see photos below.
9/3/18: I did not water the plants outback as we are to get heavy rain the next several days. No water dripped from the top of the door today I am suspect it may be condensation rather than actual rain getting in.
9/3/18: There are several brown spots in the yard I can’t see why that would be unless maybe caused by insects, photo below. The stairs in the garage are not completely seating in the frame. One toilet is completely saran wrapped, did not flush. Weeds growing in the cracks of the lanai. I moved the thermostat down from 80° to 78°. I left the dehumidistat at 50% I believe that your AC system is short cycling meaning that it reaches the setting of 80° and shuts off before it removes the humidity to a level at or below the 50% setting.
9/3/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Half a dozen bug droppings in guest tub, as found last service date, I cleaned these up.
9/3/18: Many dead ants again in hallway leading to the garage, I swept them up. Toilets in two guest bathrooms have notes do not flush.
9/3/18: Water is to remain off per client.
9/3/18: Ran water through exterior fridge door.
9/3/18: Sending mail per text from client.
9/1/18: Drove both cars to the gate and back. Contractor’s cleaning lady was inside home cleaning. Pics of car below. Water main was on upon arrival and departure. The lanai has weeds growing from the cracks and will need power washed. Photos below.
9/1/18: The full level is above the skimmer Port I would suggest draining to at least midpoint him for so that the system runs a little more efficiently. I found the humidity be high drive home in the main part of the home at 69% which is 9% above what I like to see it or use two different hygrometers they both were in the 69% or above range. In the secondary AC system area Emily is in the mid 60s which again is not really what I like it. I looked at the shelter because that particular hallway is not as high as the main part of the house and I see that the filter is really dirty and needs to be washed or replaced. It’s my personal experience and I drive had contractors working in my attic that ducting can be damaged/collapsed and not noted which would make your system possibly run Less efficiently. I haven’t any proof of that but it’s just personal experience may be a good idea to have the AC people out just checked the system over. I put the golf cart on charge and will drive it around next inspection.
8/31/18: Some more insect droppings in master bathroom just as reported last service call, I cleaned them up. I moved the dehumidistat down 5% to help mitigate the higher humidity. I found a water hose attached to your water main valve and your water main valve was on when I arrived. The community planted grass upfront and I’m sure they’re using that hose to water. However it was not being used when I got here so I tagged the water valve instructing "The water should be off when not in use". See photos below
8/31/18: I have not been able to get your AC system to come on and run I’m going to leave it in this position for now and check the rest of condos in your community then come back. When I came back the system was running and was down to about 56% both upstairs and downstairs. I set the dehumidistat from 60% to 55% help mitigate that early-morning humidity which was way too high upstairs.
8/31/18: Both toilet fill valves are slow to fill the tanks. Photo below of living room ceiling to compare against last inspection. Unless my eyes are deceiving me I believe it’s gotten a bit worse maybe we should contact property management have them check the unit above you.
8/31/18: I poured bleach down the HVAC line in the air handler closet.
