Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,497 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!

4/9/18: Light switch on floor of master bedroom closet see photo below
4/9/18: Thermostat and AC system was set to off. Since it’s getting much warmer supposed to be the 90 today I turn the AC thermostat on and set at 87 as in past inspections.
4/5/18: Turn thermostat up to 78°. Found a comforter in the washer with the door shut that was slightly wet in the door had moisture on it I filled it out later over top of the leather sofa it should dry there. I left the door open to the washer so it will dry. Checked all windows and doors I were locked. I could not find a manual for the lock on the door. I went on to YouTube tried to look at videos my connection here will not allow video to play on my phone. I found some written instructions for the quickset 1000 clicks at 9:10 and I think nine some other number however each time I used those instructions I could not factory reset the lock. Changed AC filter too, very dirty.
4/5/18: Shutters on the lanai were already down. AC was already set to 78° 60% humidity. Water heater was off at the circuit breaker. Doors to dishwasher and washer we’re already open. I took the batteries out of the television remote. I didn’t have a penny with me however I found a paperclip in the one drawer so it is on top of the ice in the little plastic tray. There was no ice in the ice tray. The key to the Toyota was upstairs in the drawer I could not find one in the car so I took that Key down to the car. I fly Denver fan in the master bedroom and set the timer to run a fan from 2 PM to 5 PM the hottest part of the day. I see nothing in the fridge to be removed, see photo below.
4/3/18: I watered all exterior plants. Lawn is A few shades greener.
4/2/18: Got key from lanai fridge. Went back in to check toilets stopped running since leaving water main on.
4/2/18: Several ant colonies along driveway.
4/2/18: Found outdoor chairs cooler and fishing pole in the front of the house behind the bushes but in front of the house sending photo below. Watermain was on shut off after I finished.
4/2/18: Inside door leading to the garage is now unlocked.
4/2/18: Turned water heater gas setting to off and garage Ted main valve is off as well. Water main is off as well.
4/2/18: Vent in living room ceiling is loose and has a gap see photo below. Pool level is just one inch above bottom of port, pool needs water very soon.
4/2/18: Took several photos sending via email. Some apparent digging in the side yard behind mailbox, see photo in email sent.

4/2/18: Pulled Hughes Pest control sign from yard, not dated. Main garage door opener’s backup battery is beeping it needs replaced.
3/29/18: Plant over no key under but key box on door knob maybe it’s in there.
3/27/18: Alarm went off several times while I was doing inspection. Turn the water main off as it was on. Turn the water heater off at circuit breaker.
3/27/18: Replaced hall smoke detector battery.
3/27/18: Large fire ant hills next to drive on both sides. The front door deadbolt was not locked. Kitchen sink would not drain had to use plunger. Some dead flies near dining room window.
3/22/18: Drove the car
3/21/18: I brought in several pieces of mail for items concerned me to from Florida power and light one from the Charlotte County property department and the other from the title agency see photo attached. If you like any or all of these forwarded let me know.
3/19/18: I watered all exterior plants. Lawn is qiute dry but we are expecting 70% ran coverages sometime this week, hopefully it will rain here.
3/19/18: Several fire ant hills in the yard. Brought in small phone book from front porch.
3/19/18: Pulled a Hughes pest control sign from front guard. The alarm pad was not dinging as it should when I walked through the door. Did not have to shut system off upon entry. When I went to leave I was able to activate the system I waited a minute or two and went back to the door and it was necessary to deactivate the alarm I tried this to other times to be sure it appears to me that the system is armed properly.
3/19/18: Started the garbage disposal loud clunk shut it off right away found a small spoon in it, see photos below.
3/19/18: Found front door deadbolt unlocked. Found both pool doors locked. Water main was on upon arrival. Modem cables completely unplugged. Thermostat was set at 70, I turned back to 78 as past inspections. Called client.
