Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,461 service calls we have performed 29,350 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/11/18: The AC filter appears to need changed, see photo below.9/11/18: AC filter needs cleaned, see photo below.
9/11/18: Mildew on the front seats of the SUV. Photo below of browning or the front yard grass. Removed a pest control sign from the yard next to the mailbox.
9/11/18: Screen patch on pool cage has come loose, see photo below. Pulled weeds on lanai.
9/11/18: Brown spot out front looking even worse and now displays some mole activity. A hole has been dug outfront behind the Aloe Vera plant but it is much smaller than many not sure what kind of pest dug it, see photo below.
9/11/18: AC filter needs to be replaced (20x20x1), appears to be moldy see photo below. I found 2 sliding doors not latched. The one closest to the kitchen I was able to latch. The other in the guest bedroom to the tiny balcony I was unable to latch, I tried repeatedly. The master bathroom toilet was empty, see photo. I ran the water in all fixtures during the entire service call, swabbed and flushed the toilets several times.
9/11/18: I ran the water in all fixtures the entire service call. Watered the one plant on the lanai. Replaced the AC filter. I considered running the lanai shutters down, however at this point neither hurricane Florence nor hurricane/tropical storm Isaac have any impending track to affect our area. If I had put them down the plant on the lanai will probably be very very ill if not dead In two weeks.
9/11/18: Ran the lanai shutters up and down.
9/11/18: I found a couple dozen ants working the exterior base of your home on the side where your AC units sit.
9/10/18: Weeds growing in landscaping and concrete cracks as reported in past report with photos. Several active fie ant hills in the yard, photos below. The woodpecker appears to be trying to cop just right to the other plugged hole SSE photo below.
9/10/18: Poured vinegar down HVAC condensation tube. Digging in landscaping next to the water main, looks like an armadillo den, photo below.
9/10/18: Weeds growing out of cracks of lanai area, as described in past reports.
9/10/18: No water fell from the top of the entry door today. The pool is green, see photo below. This has happened one time before in my 7 years and believe it or not it turned green almost overnight. With all the rain we’ve received the chemical balance was ripe for this to happen.
9/10/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Half a dozen bug droppings in guest tub, as found last service date, I cleaned these up.
9/10/18: Many dead ants behind dresser in master bedroom, photo below.
9/7/18: Seems to me I recall a three wheel bike under your carport before your children came to stay in jail and for the last several inspections this bothered me is I can’t recall for sure.
9/7/18: Chipped away quite a bit of ice from the door of the freezer it was almost frozen shut again.
9/7/18: I ran the spa for duration of visit, turning off before departure.
9/7/18: Visual check of both cars I found the Mercedes and SUV have light mildew which I wiped off.
9/7/18: Upstairs humidity is just a little over what I like to see however 61% in the morning is understandable. I went back over to your dad’s after doing your home to see what the humidity had been reduced to as I lowered the thermostat by 2° When I found the humidity at 66%. The humidity at that point was at 54% I then move the thermostat up to 77°.
9/7/18: Something started to dig in the landscaping on the left side of your home, photo below. I moved the thermostat down 2 degrees to help mitigate the humidity in your home. I pulled a Stayton pest control sign from the yard dated 9/4/18.
9/7/18: Photo below of the spot on ceiling of the garage.
9/7/18: Met Dave and Bill from Kimal Lumber to look over door issue. They replaced the door seal with a larger seal. The general consensus is with the large overhang and screened top of the entry this is not from driving rain. It is more then likely condensation thus a larger seal should solve the issue.
9/6/18: The light mildew in the convertible is the same as last I notated. Smoke detector leading into the master bedroom is chirping battery needs replaced. One screen blew out on lanai which damaged 2 corners which I was able to bend back enough to put back in place.
9/6/18: Water is off at unit 2004.
