Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,515 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/8/18: Set up dehumidifier on kitchen counter. Shut the water heater and range off at breaker.5/7/18: Door between garage and kitchen was unlocked and open. Water valve was on upon arrival. Brought in slightl wet phone book from stones near mailbox, took plastic bag off and placed in sink to dry.
5/7/18: Several slightly brown spots in yard see photos below.
5/7/18: Watered 3 trees per written instructions on kitchen counter.
5/7/18: Lawn company mowing lawn when I arrived. Removed Hoskins Pest Control from front yard.
5/7/18: Swept debris from just inside the front door.
5/7/18: Master bathroom shower drain taped. Some ice fell on the floor when I open the freezer door. In the pictures below you will see ice accumulation on the door probably caused by a missed shaped seal to the refrigerator door. I removed all the ice and will check the door next inspection again.
5/7/18: Checked thermostat settings, they are correct.
5/7/18: Humidity levels acceptable see photos. Call me when you have a moment.
5/7/18: Screens on lanai need repaired. Below are pictures of the position of the Dehumidistat and thermostat on the wall as well as a duct vent above. The louvers on the vent are positioned the wrong direction, they are actually forcing air down onto the thermostat which is going to affect The amount of time the system runs. In fact it will shut the system down on short cycle only running a minute or two because the time will be reached quickly based on the airflow. It is quite possible during the summer the humidity levels in your home will exceed the Or above 60% mildew will begin for many levels above 65% for extended period time mold will grow.
5/7/18: Walk thru and watered plants. Check crisper pan in fridge for tomato bounty while you were gone.
5/4/18: Walk thru and watered exterior plants
5/4/18: Garage door was not down all the way, see photos. Moved electronic pest box from garage to kitchen.
5/3/18: Several slightly dry spots in the yard, one extremely dry spot. Photos below. On my walk around your home prior to entering I check the doors. The entry door to the garages opened right up it was not locked.
5/3/18: The alarm system was the activated and I believe the reason may have been I did run into the pest control person and he hadn’t reached your unit as of yet. Based on my finding it deactivated and knowing the pest control person was on property I did not activate the alarm.
5/1/18: Shut range and water heater off at breakers.
5/1/18: Removed ice tray, dumped ice cubes and turned off ice maker. Removed all batteries from remotes.
5/1/18: Brought several palm fronds to front for pick up.
5/1/18: Watered lanai plants as well as outside potted plants. Put 4 tomatoes in crispper. Found several tiny dead bugs in right side master bath sink, see photos. Found no live bugs.
5/1/18: Weeds growing in landscape stones.
4/30/18: I watered all exterior plants and pulled weeds, some larger ones in photos below. Exterior pillar deco has a hole, see photos.
4/30/18: Ran water thru exterior of fridge door. Pulled Key Pest control sing from yard dated 4/25/18.
4/30/18: Mike reference the last inspection photos for the screen panel on the top of the case that needs repaired if you have not already seen it. The pipe connection in the picture below is leaking at a pretty good pace.
4/30/18: Turned the thermostat down to 78° from 80°. Turned the dehumidistat down to 50% from 55% to help bring down the humidity inside the home. It’s not unusual to have higher humidity in homes during this period of the year because the AC system doesn’t run as frequently as it will in the summer.
4/30/18: Sliding glass door was not locked.
