Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,525 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!

6/4/18: Water in master bath was a bit dark ran/flushed until clear.
6/4/18: The humidity with in your home is exceptionally higher than most all the other inspections. I turned the thermostat down below the 82 and it was reading in order for it to kick in and I waited several minutes for it to run but hadn’t really brought down the temperature any so I will stop back at the end of the to see if it has worked enough to pull the humidity from your home.
6/1/18: Moved bikes out under the carport as instructed. Turned circle breakers on for water heater in range as instructed. Turn AC system down to 74° in the dehumidistat into the on position for company arriving on the third. I found the thermostat down to 75 and the fan switch to on instead of in the auto position. When this setting is Configured on the thermostat the humidity tends to be higher than it should be mainly because the fan is always pushing air regardless of whether or not it has been is it cooling process.
6/1/18: Found a dozen tiny flying nats around kitchen sink, killed as many as I could. No evidence anything has been painted yet. Cobwebs, dirt, fading etc everywhere. Did not move car, please advise.
6/1/18: Master bathroom shower drain taped.
6/1/18: Smoke detector chirping in upstairs back guest bedroom. Swept debris just inside front door.
6/1/18: Locked water main valve before departure.
6/1/18: Humidity very good ,I left the settings right where they were.
5/31/18: Spot on ceiling in master bedroom. The humidity is high in your condo in order to mitigate I see the images that down 5%
5/31/18: The humidity is high inside your condo. I mainly think this because the dehumidistat set at 60 May be short cycling your AC so I turned it down to 55 to help mitigate the humidity.

5/31/18: The sliding glass door in master bedroom was not locked. The humidity is very high inside your unit. Your dehumidistat was not engaging set at 60. I set the dehumidistat to 55% and the thermostat to 77° to mitigate the humidity that’s built up in the unit.
5/31/18: I set the thermostat to 77° because of high humidity. I believe your systems have been short cycling as they originally 80° to quickly because of the low temperatures outside as well.
5/31/18: Water off at 2004.
5/31/18: I moved the dehumidistat down 5% to mitigate humidity in condo.
5/31/18: I moved both dehumidistats to 50 and thermostats to 72 in an effort to see if I could bring down the humidity. I had othe condos to do and when I came back down stairs was 55.7% and upstairs was 61.4%. Moved thermostats to 74 but left dehumidistats on 50.
5/31/18: I hesitate to lower the AC any further at this point because humidity is always higher in the morning and as the sun begins to heat up the outside the AC runs more frequently. If you would like me to turn it down one more degree please let me know I will turn it to 77° And I can do that as early as next week.
5/31/18: Moved thermostat back to 78 degrees based on low humidity reading today.
5/31/18: I turned the thermostats down 1° each to 77° to help mitigate the higher humidity in your condo. The temperature has it been getting much above the 78 it was set up set means the AC wasn’t running as frequently as it should.
5/31/18: Front shutter was down upon arrival, put down before leaving.
5/31/18: Meet contractor for home acces
5/30/18: Turn the thermostat down 2° from 78° to 76° to help mitigate the high humidity inside your home. Took photos front and back of title as requested and texted. Reset microwave clock.
5/30/18: The lawn could be cut but with all the rain I’m sure it’s difficult to get to everyone that needs it. Ceiling spots in front den left of bow window. Photos show inside and possibly outside where issue is located. Cannot see anything in outside photo just giving you a visual.
5/30/18: Took several photos sending via email.
