Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,532 service calls we have performed 27,897 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/11/18: Turned thermostat up 1° to 78° because humidity has been reduced. Watered plants on lanai.6/11/18: Found several dead inspects under living room pool side window again. Did not sweep up just in case you call pest control company.
6/11/18: Humidity is very acceptable, I moved the thermostat up to 77 degrees. Found a spot in the ceiling where something is bleeding through the paint but does not appear to be wet. The lawn is excessively long everywhere it needs to be cut the photos.
6/11/18: Several pieces of mail could be important, see photos.
6/11/18: Set thermostat back to 78.
6/11/18: The lights were on in the garage I shut them off. I removed all of the batteries from each remote for television sets so they don’t corrode. The fans are on and both guest bedroom I feel there’s really no need but I left them on as that’s how you left them. There are no batteries for back up on the thermostat I cannot tell whether system is running when noone is here. I seen when no batteries exist the system doesn’t run, it just depends on how it’s wired
6/11/18: There is a wood pecker hole in decorative white block to the right of the front door. The humidity was above what I like to see this happens quite frequently in morning so I set the thermostat to 77° for the next two weeks. Pushed back quite a bit of debris from the front door I’m not sure if the lawn people are blowing bad area as well as could be done.Met conditioned air tech who arrived at 8:12 AM and was finished at 8:35 AM. See photos below all these Items.
6/8/18: Watered both plants on lanai.
6/8/18: Didn't run water in the tub that has all the items stored in it. Moved thermostat back to 78 degrees based on today’s humidity reading.
6/8/18: Moved thermostat back to 79 degrees based on the past 2 inspection humidity levels.
6/8/18: Removed all Damp-Rid bags, looked but could not find replacement bags.
6/8/18: Checked attic
6/8/18: Green mold on lanai deck. Pavers have weeds growing in cracks. Please let me know where the charger is for the golf cart and I will charge it every month to keep the batteries out if you would like.
6/8/18: Brought 3 large palm shucks to the front for general pick up. Weeds growing in pavers on lanai and drive. I move the thermostat back to 78° based upon the several readings of low humidity these past inspections.
6/8/18: Master bathroom being worked on by contractor did not run and fixtures. Right front tire of the golf cart is low. Watermain was on when I arrive I left it on because of the workers. Level of pool is above the skimmer porch.Photos below of work.
6/8/18: Moved thermostat back to 78 as 72 is much too cold for a vacant home. A few weeds growing on lanai. Screen spline coming loose on one top lanai screen.
6/7/18: Appliances removed from kitchen. I think I have a water shut off being worked on. The filter for the AC system was blocked so I ran down to purchase two filters. I love the thermostat down to 77 I’ll bring down the humidity. Watermain was on when I arrive off when I left. See photos below of the work.
6/7/18: Moved thermostat back to 79 degrees based on lower humidity in condo.

6/7/18: The humidity inside your condo is borderline acceptable. The small meters you have on each thermostat show an average humidity above 65% on each level I lowered each dehumidistat to 55% and the thermostat to 76° in order to mitigate this high humidity issue.
6/7/18: To date I’m on aware of any departure date however I did notice that your water was off and your hurricane shutters were down. So I went inside as a courtesy to ensure that the AC system was still running. Each year I need to get a new service agreement from. Humidity with inside your unit is a little high. I would lower the dehumidistat and the thermostat a little bit in order to mitigate the humidity however without a current agreement attached to that. Please advise.
