Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,686 service calls we have performed 29,562 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/23/19: Several papers at the front door, photo below. I took them home to be recycled.
4/23/19: If the landscapers have been here since you left they didn’t take many of the palm fronds with them picture below. It was some digging in the stone area outback in a pipe is sticking up, photo below. The Water main to the home was on upon arrival I shut it off upon departure. The water heater was not off at the circuit breaker so with heating water unnecessarily I turned it off.
4/23/19: The alarm had a message after I disarmed it that said warning there was a recent alarm triggered by a motion sensor.I’m remove a Truly Nolen pest control signed dated 4/18.
4/23/19: I hooked up he battery maintainer on the car and the dehumidifier on the kitchen counter.
4/23/19: Dehumidifier in kitchen read 40 and water was draining from in hose. I used booties inside as requested, I used disposables I brought with me. Your property and several others have been marked and flagged for what appears to be digging, photo below.
4/22/19: The dehumidifier ran while I was there and had water in the tube.
4/22/19: The gate on the left side of your home was open, photo below.
4/22/19: I left the dehumidistat set at 60% because there hasn’t been any humidity today to really challenge the system and I feel safe is better than sorry.
4/22/19: I found the dehumidistat set 45% I moved it up to 55% as it has been in the past and based on the low humidity inside the home and will monitor it from there.
4/22/19: The deadbolt was not locked on the entry door when I arrived but I did lock it upon leaving. I move the dehumidistat that was set at 30% up to 55% based on the low humidity inside your condo in my experience in the past. I found several small dead bug next to behind the master bath toilet, photos below. I did not clean these up in the event you had pest-control come in they would like to see what type of bug they’re dealing with.
4/22/19: The white car was parked just as mine is in the first photo below. The white car I saw parked in front of your carport may have been your neighbor’s (photo below) but it was not in front of your carport by the time I got to 89 after doing 91.
4/22/19: The pool has lots of small items and bugs floating on top, photo below. I looked inside the skimmer trap to find a lot more floating inside it, photo below. While the skimmer is pulling items in it doesn’t appear to be really circulating it through the filter to me. I checked both the pump motor for heat and circulation with in the pump motor bubble view it appears to be working properly. You may want to point these things out to the pool company so they can check it out for you.
4/18/19: Watered 6 exterior potted plants.
4/18/19: The human it is much better today I think will keep the thermostat and dehumidistat settings as they are for now.
4/18/19: Ran the water in the kitchen sink found no leaks whatsoever under the sink.
4/18/19: Replaced Damp-Rid bag in master bedroom closet.
4/18/19: There is no vanity nor tub in the master bathroom so I did not run water obviously. The sprinkler system was on the right side of the house almost the entire time I was here.
4/18/19: There are a couple of splines coming loose on the lanai windows pictures below. The humidity was right at 60% and so I lowered the dehumidistat from 60% to 55% which should help mitigate humidity a special later in the day when the temps outside rise and the AC kicks in. I did test the AC is cooling. There is some digging in the yard, photo below represents what I found, is more light than likely an armadillo. I did not find any armadillo dens.
4/16/19: The water main was on upon arrival. The master bathroom lights were on, I shut them off. The pool light is out and sat on the edge of the pool, see photo below.
4/16/19: Brought wind chime in from the lanai as requested, placed on the bed.
4/15/19: I one piece of mail may be important, photo below. There may be a mouse or some sort of pest that has dug a den under the concrete out back that supports the pool equipment, see photo below.
4/15/19: Lowered the thermostat 1 degree to help mitigate humidity level.
4/15/19: Brought trash cans inside the garage. Lights were on inside the garage. Picked up file to mail to client as requested.
4/15/19: Front yard browning about the same as past service dates. SUV in garage. Weeds growing in the cracks of the driveway pavers and front sidewalk.
4/11/19: Lower level readings temp 74.9 and humidity 56.9%. Checked fridge items all fine. Brought large green trash container to the side of the garage and lined up with recycling bin. The water heater circuit breaker was on I turned it off.
